Cinema to anchor new 120,000 s/f Sunnyside office property

Wexler Healthcare Properties at The Corcoran Group has been appointed as the exclusive agent of a new mixed-use building currently under construction at the corner of 38th Street and Queens Boulevard in Sunnyside, Queens.

Known as The Sunnyside, the property will offer 120,000 s/f of space that can be used for healthcare, life sciences, educational and office or community facilities, as well as “substantial amenitiesˮ and flexible floor plates for future tenants.

Paul Wexler and Josef Yadgarov of Wexler Healthcare Properties will head leasing on behalf of the developer, a partnership between Curbcut Urban Partners, Platinum Realty and RW Real Estate Group.

SBLM Architects designed the twelve story, 145,000 s/f glass and steel building. Amenities include rooftop space, outdoor terraces, bicycle storage, separate lobbies for tenants, a loading dock as well as valet parking for the building with over 100 parking spaces, including EV charging in an underground garage.

The property also has confirmed an anchor tenant for the base of the building. National movie theater chain Regal Cinemas has signed a long term lease and will bring eight screens featuring 440 recliner seats.

The Sunnyside will offer convenience to new retail and medical offices for local residents, and is steps away from the 7 train with easy access into Manhattan.”

The Sunnyside is slated to be completed in the Spring of 2019. Regal Cinemas was represented by Ripco.
