ATCO signs two lease deals at 630 Third Avenue

ATCO Properties & Management  has finalized two leasing transactions totaling 25,912 square feet at 630 Third Avenue, a 23-story 252,000 s/f office building in Midtown East.

Rubin, Fiorella, Friedman & Mercante, LLP has signed a 21,150 s/f lease renewal across the entire third floor. The firm, which specializes in insurance defense law, has been a tenant at the property since 2011. Its new lease commenced in the first quarter of 2021 and will extend for a three-year term.

ATCO also completed a seven-year, 4,762 square-foot lease with the Permanent Mission of Saint Lucia to the United Nations. The diplomatic mission will encompass a portion of the 7th floor. The mission will relocate from 800 second Avenue to the 630 Third Avenue in September 2021.

The new commitments follows ATCO’s successful lease-up of 630 Third’s retail spaces. In January, SPEAR Physical Therapy signed a 10-year lease to occupy the building’s final remaining retail space, joining fast-causal restaurants Dig Inn and P.F. Chang’s To Go.

“Over the last several months, we have seen solid leasing activity at 630 Third Avenue,” said Kate Hemmerdinger Goodman, co-president at ATCO Properties & Management. “These new transactions demonstrate the continued appeal of our building, which benefits from being in walking distance to Grand Central Terminal and its outstanding retail line-up.”

Jonathan Franzel and Brittany Silver of Newmark represented the tenant and landlord in the lease renewal for Rubin Fiorella, Friedman & Mercante. Edith Chikwibu of UN General Realtors Group, LLC represented the Permanent Mission of Saint Lucia to the United Nations, while Franzel and Silver represented building ownership.

The new leases at 630 Third Avenue also coincide with a major capital improvement program at the property. ATCO is working with architectural firm Design Republic and contracting firm Essential Design + Build to refurbish the building’s lobby.

The property also boasts a newly-constructed, 5,800 s/f pre-built office suite on the 22nd floor, which is currently available for lease. Designed and constructed by Essential Design + Build, the space features a state-of-the-art floorplan, a new pantry area, and new restrooms.

A LEED-EBOM Silver certified office property, 630 Third Avenue features a new façade, upgraded mechanical systems and a 24-hour security staff.  Major tenants at the property include Kraft Kennedy, the Consulate General of Uzbekistan, and Leader Berkon Colao & Silverstein.
