GFP Real Estate Inks Three New Leases at 200 Varick St. Totaling Nearly 5,000-SF

GFP Real Estate, LLC is pleased to announce three new lease transactions totaling 4,837 square feet at 200 Varick Street in Hudson Square.

·      In the first transaction, Ricciardi Group, a business-to-business, female-founded marketing agency, signed a three-year lease extension and expansion for 3,216 square feet on the 9th floor. The agency previously had 1,951 square feet and added 1,265 square feet on the same floor. The Ricciardi Group will continue to use its space for its executive, general and administrative offices. 

Jeffrey Gural and Rhonda Singer of GFP Real Estate represented the landlord, GFP Real Estate, and the tenant in this direct transaction.

·      In the second transaction, H&H Woodworking, a custom woodworking, glass and metal manufacturer, signed a five-year lease for 2,149 square feet on the 8th floor. The company was previously located on the 9th floor at 200 Varick Street and will use its new space for its executive, general and administrative offices.

·      In the third transaction, Gregory’s Coffee, a specialty coffee shop, signed a 15-year lease for 737 square feet of retail space on the ground floor.  Much like its several other locations in the city, the tenant will use the space as a quick-service restaurant and café, continuing to serve one-of-a-kind espressos, cappuccinos, lattes, macchiatos, freshly baked pastries, sandwiches, soups, salads and more.

Benjamin Birnbaum and Andrew Taub of Newmark Retail LLC represented the tenant in this transaction.

Built in 1927 and designed by architect Frank S. Parker, 200 Varick St. is a 12-story, 490,000-square-foot office building located in the heart of Hudson Square. The property features oversized windows with four exposures; new mechanicals; and brand-new elevators that boast a state-of-the-art lobby boost system, increasing efficiency and reducing wait times.  

This Spring, GFP Real Estate completed a full renovation of the building’s lobby and entrance to create a modern, state-of-the-art experience that includes a large “living” green wall.  Major tenants at the building include AHRC New York City and the Omnicom Group, among others.

200 Varick St. offers convenient access to the 1 train, located at the building’s doorstep, as well as the C and E trains on nearby Spring Street.
