Jeffrey Unger and Robert Klein of Kalmon Dolgin Affiliates have been appointed by SCF Realty II to exclusively market a massive blockfront warehouse in Sunset Park, Brooklyn.
The three-story, 164,000 s/f building at 170 53rd Stree is located on 2nd Avenue and encompasses the entire block along 2nd Avenue from 53rd to 54th Street.
It is two blocks to the N&R subway lines on 53rd Street.
The South Brooklyn site had been home to Catchmaster, aka Atlantic Glue and Paste, a 62-year-old manufacturer of specialty adhesives and coatings, since 1999.
The third-generation Frisch family business relocated their manufacturing and office operations to Bayonne, NJ, earlier this year.
Sunset Park is going through a major transformation. The building is located blocks from Liberty View Industrial Plaza and Industry City, as well as the recently repositioned Whale Square Building on 53rd Street and the recently merged New York University Hospital and Lutheran Medical Center/NYC Lutheran.
“We’re marketing the building as a mixed-use, multi-faceted complex that is perfect for creative or technology tenants,” said Klein.
“Preliminary plans for the site could potentially include 164,000 s/f of commercial rental units, 20,000 of retail space on the ground floor along 2nd Avenue, and 48,000 s/f on each of the second and third floors for creative office or medical space.ˮ
Klein said the large warehouse windows flood the property with natural light and added, “We’ve gotten particular interest from the televison and film industry due to the vast, open, column free space available.
“The space also enables companies to receive lucrative New York City tax benefits provided to this industry.”
The ground floor is 64,000 s/f and has a 16,000 s/f center atrium that rise to 57 ft. with skylights.
KDA is also currently exploring such uses as venue event space, or a beer garden-type user for the property.
The second and third floors offer a view into the atrium area, while providing great light and air.
Kalmon Dolgin Affiliates has been very involved in the Sunset Park area, representing such properties as Liberty View Industrial Plaza at 850 3rd Avenue, a 1.1 million square foot industrial complex, as well as 3913 2nd Avenue, a 135,000 s/f multi-story loft building located directly across from the new Brooklyn Nets training facility.
