Managed by Q signs lease for 26,022 s/f space in One SoHo Square

Stellar Management and Rockpoint Group have signed a 10-year lease with Managed by Q to occupy 26,022 s/f t of One SoHo Square, a 768,000 s/ft, Class A office building located on the border of SoHo and Hudson Square.

The tenant has recently moved into its space in One SoHo Square East.

“Our ability to provide modern infrastructure and the highest efficiency, while maintaining the historic charm of these two SoHo loft-style buildings, makes this a truly special development and the perfect option for an innovative company like Managed by Q.”

The landlords were represented by the NGKF team of Brian Waterman, Andrew Peretz, David Malawer, Brent Ozarowski and Courtney Adham. The tenant was represented by Ben Fastenberg and Ross Zimbalist of CBRE, Inc.

Managed by Q — known as Q — is the platform for office management that makes it easy to run your office. Companies who sign up for Q receive ongoing cleaning services, on-demand maintenance help, ongoing office supply inventory and replenishment, and more. All services are managed through a technology platform, and fulfillment is provided by Q’s staff known as their Operators – full-time cleaners, handymen, assistants and helpers.

Headquartered in New York, the tenant is moving from its current location at 670 Broadway as it continues national growth and expansion. Q will be available for tenants of One SoHo Square, and all new clients receive their first office deep clean free of charge.

Designed by Gensler, One SoHo Square consists of 161 Avenue of the Americas (One SoHo Square East) and 233 Spring Street (One SoHo Square West) and will have a new shared glass lobby and modern central core overlooking SoHo Square Park.

The new core – standing 19-stories tall – will provide tenants an efficient floorplate by relocating the redundant infrastructure from both buildings to the shared core.

When completed, One SoHo Square will also feature three brand-new, floor-to-ceiling glass penthouse floors with private terraces, nine new passenger elevators, new mechanical systems, and new bathrooms.

One SoHo Square East – a 15-story building, and One SoHo Square West – a 13-story building – along with the new side-core configuration will make One SoHo Square one of the largest, most efficient floorplate offerings in SoHo, offering up to 30,000 square feet.

The three new penthouses atop West, ranging from 20,000 to 23,000 square feet, will feature ceiling heights over 13 ft., unobstructed views, skylights and private terraces.

As part of the amenity package, the landlords are providing a common area roof deck for tenants’ employees. Tenants will also enjoy 24/7 concierge, private outdoor terraces, on-site storage, ample bicycle storage, a tenant-controlled HVAC system, and an online tenant service request system.
