New York State Homes and Community Renewal, Yonkers, state officials and community leaders joined The Community Builders, Inc., to cut the ribbon for Schoolhouse Terrace Apartments in Yonkers last week.
It is the first development in a planned six-phase neighborhood revitalization project funded through the Governor’s Regional Economic Development Council and New York State Homes and Community Renewal (HCR). Magnusson Architecture and Planning (MAP) designed both buildings.
The pair of buildings are 43 Ashburton Avenue, which will house senior residents in 51 rental units, and 33 Ashburton Avenue, which will provide 70 apartments for families.
Schoolhouse Terrace is the first phase of the planned six-phase redevelopment of Cottage Place Gardens, a collaborative effort between The Community Builders (TCB) and the Municipal Housing Authority for the City of Yonkers (MHACY).
The $27 million Phase II, a 51-rental unit complex at 188 Warburton Avenue, is scheduled to be completed this spring. The third planned phase of this development effort will create homes for an additional 70 Yonkers families. Again, MAP will be the architects for these future phases.
The site had an abandoned school building on it called PS6 that was structurally unsound and had to be demolished. But it was determined that the iconic arch at the entrance could be saved, so the stones were carefully removed, tagged and stored off site so that it could be reinstalled.
The arch was integrated into the double-height lobby of the new building at 43 Ashburton Avenue, creating a majestic entry for the residents.
The design team for Schoolhouse Terrace, including MAP, Ettinger Engineering and Steven Winter Consultants, is seeking LEED-Sliver certification.
The property also includes a landscape scheme, with planted front yards and extensive seating and planted areas in more private areas in the rear. At both buildings the gardens are set on top of below-grade parking garages.
Inside, the apartments are about 652 s/f for a one-bedroom, 852 s/f for a two-bedroom and about 1,126 s/f for a three-bedroom.
