Marc Schoen and Brian Neugeboren, of The Schoen Group at Savitt Partners, have completed new leases and expansions totaling over 130,000 s/f in the Garment District, representing the tenants in the negotiations.
“The Garment District has many distinct advantages over other neighborhoods in Manhattan, including mass transit hubs such as major NYC subway lines, Port Authority Bus Terminal, Penn Station and Grand Central Terminal, as well as a revitalized atmosphere with hot new restaurants, hotels, residential developments and shopping destinations,” said Schoen. “As a result, the area has exploded into one of the most sought-after business addresses in the market.”
Among the new deals The Schoen Group arranged included a 60,000 s/f lease for Golden Touch Imports at 500-512 Seventh Avenue; a 25,000 s/f lease for NYC Alliance at 1411 Broadway; a 22,561 s/f expansion for Crossix Solutions at 1375 Broadway; a 17,000 s/f expansion by Intouch Solutions at 469 Seventh Avenue; and a nearly 9,000 s/f new commitment by Notations at 230 West 38th Street.
Golden Touch Imports, a manufacturer of women and children’s apparel, will relocate and consolidate its headquarters from 1400 Broadway and 1410 Broadway. Bruce Mosler and Whitney Anderson of Cushman & Wakefield represented the building ownership, 500-512 Seventh Avenue LP in the lease negotiations.
NYC Alliance Group a multi-channel apparel company, relocated its headquarters from 525 Seventh Avenue to the 40-story 1411 Broadway. Paul Amrich, Neil King and Patrice Meagher of CBRE represented the building ownership, 1411 IC-SIC Property LLC in the negotiations.
Crossix, a pioneer in consumer-centric healthcare and media analytics, relocated its headquarters to 28,000 s/f at 1375 Broadway two years ago. The firm will now occupy more than 50,000 square feet of space in the 27-story building. CBRE’s Paul Amrich, Neil King, and Meghan Allen represented the building ownership, Westbrook Partners in the lease negotiations.
Intouch Solutions, a digital marketing company will now occupy a total of 51,000 s/f at 469 Seventh. Marty Meyer and Eric Meyer of Meyer Equities LLC acted on behalf of the building ownership in the lease negotiations.
Daniel Breiman of Olmstead Properties, Inc. acted on behalf of the building ownership at 230 West 38th Street in the deal with Notations Inc.
