Resnick taps C&W to lease 413,000 s/f of space at One Seaport Plaza

Jack Resnick & Sons is marketing two blocks of office space totaling 413,000 s/f of Class A office space at its trophy downtown property, One Seaport Plaza/199 Water Street.

These spaces will be available for tenant construction in the fourth quarter of 2018.

Resnick has retained a team from Cushman & Wakefield, led by John Cefaly, Robert Constable, Ethan Silverstein, Steve Bellwood and Myles Fennon, to lead the marketing and leasing efforts.

The team is marketing two separate blocks of 213,000 s/f on floors 7 through 12, as well as 200,000 s/f on floors 30 through 35. Floor sizes range from 35,000 to 37,000 rentable square feet and feature views of the New York Harbor, the Brooklyn Bridge and the downtown skyline.

Rising 35 stories along the East River waterfront, 199 Water Street sits at the gateway to the Seaport District and is near neighborhood shopping, cultural institutions and restaurants, including the brand-new 40,000 s/f iPic Fulton Market movie theater, the forthcoming food market curated by Jean-Georges Vongerichten, and the TKTS theater downtown ticket booth.

The property is also close to the Fulton Transit Center, the World Trade Center Transportation Hub, NY Waterway ferries and water taxis, Citi Bike terminals, and the free Downtown Connection Bus.

According to Brett Greenberg, managing director at Jack Resnick & Sons, the building’s office space offers a unique opportunity for a tenant to join a lively, transforming neighborhood.

“199 Water Street offers highly efficient floorplates, modern infrastructure and responsive, stable ownership, all located at the gateway to the South Street Seaport District and its abundant dining and entertainment options,” said Greenberg.

Following a major renovation and repositioning in 2014, the building’s Swanke Hayden Connell-designed lobby, which features three paintings from the renowned artist Frank Stella, includes new glass security turnstiles, a destination-based elevator system and a full service messenger center.

The property has also benefited from upgraded signage and lighting and features an executive in-building parking garage with direct lobby access. In addition, critical building systems have been re-located to upper floors, and a detachable floodgate system has been installed at key building entrances for flood protection. Additional amenities include a new bike room with private bathrooms and an on-site sundry shop.

The property has a high-caliber tenant roster featuring The Howard Hughes Corporation, Epsilon Data Management, BGC Partners, Tullet Prebon, SCOR Insurance and Allied World Insurance Company.

Built in 1984, the property is LEED certified from the U.S. Green Building Council (USGBC) and Wired Certified Platinum for excellence in internet connectivity.
