Jack Resnick & Sons announced that it will be investing over $65 million in a building-wide capital improvement program for 315 Hudson Street.
The project will transform and reposition the ten-story, 500,000 s/f neo-classical property into a destination for leading finance, technology, advertising and media companies.
Resnick also announced that it has retained a team from Newmark Grubb Knight Frank (NGKF), led by Tri-State president David Falk, to act as exclusive leasing agent for the Hudson Square property in the hot Midtown South submarket.
Joining Falk on the assignment are Jason Greenstein, Danny Levine and Peter T. Shimkin. The team will be marketing a 225,000 s/f block of contiguous office space on the top five floors, which will be available for long-term occupancy beginning in 2019.
In addition, the building has spaces of 25,000 to 75,000 s/f that are available for immediate occupancy.
With a prime location near SoHo, TriBeCa, and Hudson River Park, 315 Hudson Street is close to a plethora of subways, the Holland Tunnel, West Side Highway and surface transit.
The Resnick Organization has commissioned architectural firm FXFOWLE Architects to work with ownership to renovate, re-engineer and transform the property to function as a best-in-class office environment
The program will feature the transformation of the existing rooftop into a new, 10,000 s/f landscaped green roof and event space incorporating flowering trees, tall grasses and seasonal plantings.
The lobby and entrance will be expanded and upgraded with new glass security turnstiles and a concierge desk. Mechanical systems will be upgraded with the latest technological capabilities; elevators will be modernized and feature a destination dispatch system; and new windows will be installed.
New in-building tenant amenities will include a bike storage area with locker rooms. The entire project is expected to be completed in 2019/2020.
Resnick Organization is known for the redevelopment of 315 Hudson Street’s sister property, 250 Hudson Street, a former printing building that was repositioned as a modern class A office tower.

Originally developed in 1896 by Henry Heide as a candy factory where Jujubes and Jujyfruits were manufactured for over 50 years, the Resnick Organization acquired 315 Hudson Street in the early 1960s and converted the building for office use. To date, the property has undergone numerous renovations, earning LEED certification with the U.S. Green Building Council, the EPA Energy Star Award and Gold certification from WiredScore.
