Sometimes, the last cut is the deepest.

When Jamie Fedorko and Brandon Major of Warburg Realty slashed $55,000 from the asking price on a two bedroom at 264 Greene Avenue in Clinton Hill, it sparked just the response they needed.

A rush of interest and an over-ask offer that pushed the numbers back above the new asking price.
After hitting the market at $1.15 million in 2016, Fedorko and Major relisted the home at $1.25 million last fall.

With no serious takers, they cut the price and just closed at $1.2 million after a flurry of local buyers swooped in.

“The numbers don’t lie,”said Fedorko. “It just took some adjustment to get more people in the door and multiple bids on the table. Ultimately, everyone was happy with the end result.

“264 Greene is particularly beautiful, with great outdoor space in an ideal location and buyers ultimately saw that and responded accordingly.”
