The company signed an eight-and-a-half year, 14,400 s/f deal at the Midtown tower. DEFY moved to the building’s fourth floor on May 1, relocating from George Comfort & Sons’ 498 Seventh Avenue. Asking rent for the transaction was at $57 per square foot.

“Conveniently located in close proximity to Grand Central Terminal, Port Authority and Penn Station, as well as may high-end restaurants, retailers and hotels, we continue to attract evolving and established brands like DEFY Media looking to make a mark on Fifth Avenue,” said Joseph P. Day Realty’s Richard Brickell.

DEFY Media owns media brands such as SMOSH, ScreenJunkies and Clevver, which generate over 750 million video views each month. The firm also has offices in Los Angeles, San Francisco, Chicago, and Shanghai.

Brickell represented ownership in the deal.
