Design firm renews 22,000 s/f lease at 646 Sixth

SL Green Realty Corp announced that Teknion LLC, a designer of high-end, creative workplace products, signed a 21,981 s/f renewal lease covering the entire second floor of 641 Avenue of the Americas.

“We are delighted to continue our valued relationship with Teknion, a global, solution-oriented, design-driven tenant whose business culture aligns perfectly with the creative culture of 635-41 Avenue of the Americas,” said Steven Durels, executive vice president and director of leasing and real property for SL Green, who added that the building is 100% leased following a recent top to bottom redevelopment.”


635 and 641 Avenue of the Americas were constructed in 1902 as one of the great department stores along the historic Ladies Mile and subsequently divided and operated as two separate buildings.

SL Green acquired the buildings in 2013 and performed a comprehensive, building-wide redevelopment to re-combine the buildings into a single property. The work included a new and enlarged lobby, relocation of elevator shafts, new windows, restoration of the historic façade, new storefronts, upgraded infrastructure and a new rooftop deck for tenant entertaining.

Other tenants within the building include Infor and CookFox Architects.

Brad Needleman, Chris Mansfield and Alexander Golod of CBRE represented Teknion in the transaction while Jeremy Bier and Larry Swiger represented the landlord in-house.
