Corcoran takes on 45 Park assignment

Developer Soho Properties announced that Corcoran Sunshine Marketing Group is heading sales and marketing efforts at 45 Park Place, a 50-residence luxury condominium tower in Tribeca.

The sales team is led by Vickey Barron, one of the top luxury agents in New York City.

“Corcoran Sunshine’s reputation and success in the New York City real estate market precedes them,” said Sharif El-Gamal, chairman and CEO of Soho Properties.

“Vickey’s experience and success in the luxury sector is perfectly suited to reach our building’s target buyer. Corcoran now joins a world-class team of designers and professionals who crafted 45 Park Place into the extraordinary residences they are today.”

The result of a team of celebrated architects and designers — interior designer Piero Lissoni, design architect Michel Abboud of SOMA, and architect of record Ismael Leyva — 45 Park Place’s collection of contemporary loft and tower residences feature one- to four-bedroom homes.

Amenities, also designed by Lissoni, include a double-height, 24-hour attended lobby and garden; a 50 ft. indoor pool and spa; a residents’ club; fitness center; yoga and barre studio; and a children’s playroom.

The tower’s plaza, garden, and neighboring, future museum will be designed by architect Jean Nouvel.

Newest HAP tower gets TCO

HAP Investments has secured a temporary certificate of occupancy (TCO) at 2211 Third Avenue, also known as HAP 10.

Design architects Fischer + Makooi collaborated with HAP Investments on the building, located on the corner of 121st Street and Third Avenue in East Harlem.

2211 Third Avenue is a 12-story building, containing 108 residential units.

“HAP 10 is a unique residential building and a great addition to this East Harlem neighborhood,” said Eran Polack, CEO, HAP Investments. “We look forward to this building and its residents being woven into the fabric of this community.”

Klara Madlin Real Estate is handling the rentals at HAP 10. Rental prices range from $2,100 for a studio, $2,500 for a one bedroom, and $3,750 for a two bedroom.

The building features a doorman, elevator, fitness center, roof-deck, terraces, private storage, bike room, on-site parking, and in-unit washers/dryers. The building also features a supermarket in the ground floor commercial space.

HAP Investments has developed several Upper Manhattan and East Harlem properties including: 419 East 117th Street, 2338 2nd Avenue, 247-249 East 117th Street, and 329 Pleasant Avenue.

In addition, the company purchased a major development site at 213-227 West 28th Street in Chelsea.

Last year, HAP closed on a development site at Journal Square in Jersey City, New Jersey, to be known as HAP Tower.

Newest JC waterfront rental opens

Fisher Development Associates has opened Vantage, a new luxury 448-unit waterfront rental building in Jersey City’s downtown Liberty Harbor North neighborhood.

Rising 45-stories, the glass-curtain wall building features a modern design and views of the Statue of Liberty, Liberty Harbor Marina and Manhattan skyline.

Vantage debuted with strong leasing velocity and nearly 100 residents having already moved in. The Marketing Directors is the building’s exclusive marketing and leasing agent.

Situated at 33 Park View Avenue, Vantage lies adjacent to the Paulus Hook and Van Vorst Park neighborhoods.

A collection of studio, one- and two-bedroom residences with some of the largest apartment homes in Jersey City’s new construction marketplace is available at Vantage, with initial monthly prices from the low-$2,000s.

Available for immediate occupancy, residences have nine-foot ceiling heights, wood flooring, recessed LED lighting, in-home washer and dryer units and energy-efficient systems.

Designed by S9 Architecture, Vantage amenities include a cyber café, health club, playroom, business center, conference room, screening room, dining area and enclosed parking garage.

A sixth-floor outdoor amenity deck features a zero-entry swimming pool, lounge, landscaped area and full-court basketball court, while the Vantage Point Sky Lounge on the 45th floor offers a social space with skyline views.

Fisher Development Associates is pursuing LEED Certification from the US Green Building Council for Vantage.
