While Manhattan’s residential real estate market continues to boom, rising mortgage rates are starting to leave their mark. Contract activity in the third quarter was down 30 per cent, according to Streeteasy’s quarterly report. This downturn is mainly seasonal, and contract activity is still 10% above the third quarter of 2012. But a 15.3% rise in broken contracts in the past quarter indicates that rising mortgage rates have made homes unaffordable for some buyers, Streeteasy noted.

CBRE Group, Inc. has acquired Fameco, a firm specializing in retail real estate services in the U.S. Mid-Atlantic region. The acquisition of Fameco bolsters CBRE’s retail service offering in the greater Philadelphia, New Jersey and Delaware. With the acquisition, CBRE will add 250 shopping centers and retail properties, totaling 20 million sq. ft., to its leasing portfolio; 20 million sq. ft. of retail property management assignments; and 75 retailers to its tenant representation roster.

There’s still a gem or two for smaller developers in Manhattan. Marc Shore found a rare opportunity on West 47th Street, and plans to turn it into a new, six-unit condominium building. A broker from Eastern Consolidated brought him the listing for a vacant building with 25 ft. of frontage between Eighth and Ninth Avenues, he told the members of the Real Estate Networking & Transactions group on Tuesday morning. “To get a building in prime Manhattan that’s going to be delivered vacant, it’s just a rare commodity,” Shore said.
