The Moinian Group announced today that it has completed a full-floor lease at 450-460 Park Avenue South, its boutique office property in Midtown South, with global M&A advisory firm Equiteq, Inc. Relocating from Midtown to accommodate its growth, Equiteq leased the entire 8,220-square-foot prebuilt space on the 11th floor at 460 Park Avenue South, with plans to occupy its new offices in Q3. “The new lease at 450-460 Park Avenue South further demonstrates that credit tenants are drawn to high-quality built and furnished installations in the heart of Midtown South,” said Ted Koltis, Executive Vice President of Commercial Leasing for The Moinian Group, which is celebrating its 40th year in operation. “Equiteq was drawn to the prebuilt space in the heart of Midtown South.” Koltis also noted that the property offers tenants larger windows, providing abundant natural light on all floors, sweeping views of Park Avenue South, daytime reception, 24/7 video surveillance, refinished lobbies, and upgraded HVAC and elevator systems. Eric Reimer and Benjamin Mohr, of Byrnam Wood, represented the tenant in the Equiteq transaction. The team of Gregg Rothkin, Tim Freydberg, Jared London, and Hayden Pascal, of CBRE, represented the landlord. Located at the intersection of Park Avenue South and East 31st Street, 450-460 Park Avenue is a boutique, cornerstone property constructed in 1912 by the architectural firm Skidmore, Owings, & Merrill, with a sustainable, environmentally responsible design, offering tenants well exposed ceilings and full-floor spaces. Tenants also have easy, convenient access to high-rated restaurants such as Rocco’s Steakhouse, Hillstone, and Riverpark, as well as luxury 5-star hotels like The Langham, The New York Edition, and The Chatwal. In addition to these new transactions, The Moinian Group continues construction of its 200,000-sf Hudson Arts Building at 220 11th Avenue, expanding its investment and presence along the Far West Side. Known as The Moinian Mile, the developer owns more than 4 million square feet of real estate on 11th Avenue alone. Those properties include residential—The Oskar at 572 11th Avenue and Sky at 605 West 42nd Street, the largest luxury residential property in Manhattan—and commercial properties including The Hudson Arts Building and 3 Hudson Boulevard, a 1.9-million-square-foot office tower set to rise in the heart of the Hudson Yards District with JV partner Boston Properties.
