The Feil Organization Unveils Capital Improvement Plans at 7 Penn Plaza;

The Feil Organization, a leading national real estate investment firm, has unveiled capital improvement plans for 7 Penn Plaza to revitalize the tower as a best-in-class asset in Midtown Manhattan. Slated for completion in Q4 2024, building improvements include a new roof deck as an elevated tenant amenity and modernization of the lobby. Concurrently, Feil has announced that KC Engineering and Land Surveying, P.C. (KC) has expanded and extended its lease at 7 Penn Plaza from 9,005 square feet to 12,788 square feet for ten years.

“KC has been a building tenant at 7 Penn Plaza for more than 30 years. We are happy to be able to accommodate KC’s growth and further extend our partnership through the next decade,” said Andrew Wiener, Head of Commercial Office Leasing at the Feil Organization. “We are dedicated to continuously investing in our tenants and assets, as demonstrated by KC’s recommitment and our capital improvement plans for 7 Penn Plaza. These plans have been thoughtfully designed to suit the needs of the modern workplace, creating enhanced spaces where employees can spark creativity and collaboration.”

A tenant of 7 Penn Plaza since 1994, KC is a diversified, multi-disciplined consulting engineering firm.  Founded in 1983, they have continually adapted to changes in the industry to provide our clients with a comprehensive range of professional services, including civil, structural, water, wastewater, geotechnical, municipal, and traffic and transportation engineering; complete survey and right-of-way mapping; resident engineering, construction inspection, and construction management; structural integrity and condition inspections; and engineering audits and constructability reviews. KC’s new space at 7 Penn Plaza will be a turnkey installation, averaging rent in the mid-$60 per square foot. Both the landlord and KC were represented by David Turino and Andrew Wiener of Feil in the transaction. 

“KC Engineering is excited to extend our lease for ten more years at 7 Penn Plaza,” said Raj Ravilla, President of KC. “This is the most optimal location for our staff commuting from New Jersey, Long Island, Westchester, and Connecticut. For the last 30 years, building management has always been very supportive of our strategic growth needs.”

The capital improvement plans at 7 Penn Plaza have been designed by MdeAS Architects, a NY-based firm known for modern design focusing on the quality of natural materials. The lobby will have a modern design aesthetic with acoustic wood slat walls, camel leather banquette seating and new lighting fixtures, along with upgraded elevator cabs and interiors. Spanning over 15,000 square feet, the rooftop is being redesigned as an elevated amenity space for tenants. Designed with fostering community and socialization in mind, it will feature an outdoor bar for tenant use, an array of seating, greenery and a dedicated elevator, along with boasting four sides of unobstructed views of the Manhattan skyline.

Located at 370 Seventh Avenue, 7 Penn Plaza is an 18-story tower situated adjacent to the world-famous Madison Square Garden and The Paramount Theatre. It’s located in close proximity to Pennsylvania Station, providing commuters with convenient access to Long Island Railroad, New Jersey Transit, Amtrak and various MTA Subway lines.
