With its renovation program in full force and scheduled to be completed later this year, Charles S. Cohen has attracted a major new tenant at 475 Park Avenue South.
Talent Partners, a New York-based talent and production support services firm, has signed a 12-year, 32,250 s/f lease at the 35-story office tower. The firm expects to move from 115 West 18th Street later this year.
According Cohen, president & CEO of Cohen Brothers Realty Corporation, the leasing transaction was spurred, in part, by a $40 million building renovation, designed by Pelli Clark Pelli, which includes the recladding of 475’s original façade with white frit glass.
Marc J. Horowitz, senior vice president/ director of office leasing at Cohen Brothers Realty Corporation, represented the building’s ownership in-house in the long-term leasing transaction, while Robert Tunis and Eric Ferriello of Colliers International represented the tenant. Asking rents were $55 per square foot.
Upon completion, the office tower will also feature a newly renovated, modernized lobby designed by AREA Architects.
