SMCP Brands signs lease with EQ

EQ Office announced that SMCP Brands signed a new 17,337 s/f lease at 44 Wall Street, its 24-story modernized office tower in the Financial District.

Under the 10-year lease, the company will move its North American headquarters and showroom from 10 Crosby Street to the entire 12th floor of 44 Wall in the fourth quarter of 2019, following a buildout of the space by EQ Office.

Stephen Gordon, who along with Newmark Knight Frank colleague Nathan Kropp represented SMCP, added: “SMCP sought world class office space in a dynamic neighborhood and found exactly that at 44 Wall Street. Their lease is representative of Lower Manhattan’s shift to a more diverse tenancy that includes nearly nine million square feet of transactions with fashion and creative tenants.”

EQ Office recently completed a repositioning to transform the historic building into a premium office destination in the center of a resurgent Downtown. Improvements at the 350,000 s/f tower include a revitalized lobby featuring artwork by New York City street artist Hellbent, which landed the tower on the Architectural Digest list of “The 12 New York City Office Buildings with the Most Incredible Artwork.”

Last month, EQ Office signed a lease with marketing technology company Contently, which will relocate its headquarters to 44 Wall later this year. Other creative tenants include GameChanger, Joan Creative, and Giant Spoon,.

EQ Office was represented by Silverstein, as well as by Zachary Price, Michael Rizzo, Jeffrey Fischer, and Caroline Merck of CBRE.
