Transwestern Real Estate Services (TRS) announces that it represented Signal AI in an 11,140-square-foot lease at 440 Park Avenue South in Manhattan. Transwestern Senior Vice President Chase Gordon and Partner Rory Murphy represented Signal AI in the transaction.
The new location will serve as Signal AI’s United States headquarters. The firm, a leading external intelligence company, will move across the street from its current offices at 443 Park Avenue South to a space that is approximately 50% larger. The larger headquarters is needed to support the firm’s growth as it rapidly expands its U.S. client base.
Building ownership, Samco Properties, is completely renovating the space prior to Signal AI’s anticipated move-in, which will take place in the first quarter of 2023. The newly built-out headquarters will feature an open environment with creative, collaborative space and new furniture. Samco was represented in the transaction by JLL.
“Signal AI’s new office is a terrific solution for the firm,” said Gordon. “The location is close to their clients and familiar to their team. Additionally, they will have a customized office designed to support their workflow and culture.”
440 Park Avenue South is located in Manhattan’s Midtown South submarket, which had 79.4 million square feet of office inventory with 14.7% vacancy, as of the close of the third quarter of 2022, according to research by Transwestern.
