RIPCO Real Estate to Handle Retail Leasing in Two Prominent Mixed-Use Buildings in Hoboken

RIPCO Real Estate (RIPCO), a leading independent full-service brokerage with services including leasing, investment sales, property management and debt and structured finance, announced that they will be handling the leasing and marketing of the retail components for two mixed-use buildings in Hoboken, New Jersey.

Deborah Stone and Daniel Zappala of RIPCO have been named the exclusive leasing agents for 7 Seventy House (770 Jackson St) and VINE (900 Monroe St). There are three available ground floor retail spaces totaling in approximately 11,600 square feet available for rent.

Details of Properties:   

·       770 Jackson Street, also known as 7 Seventy House, is a 424-unit apartment building.

o   Space Available: 9,730 square feet (Unit 2: 4,656 square feet (end cap) and Unit 3: 5,074 square feet)

o   Property details: This building is situated across from the 9th Street/Congress Street Station on the Hudson Bergen Light Rail with over 300,000 passengers weekly. Retail units 2 and 3 can be leased together or separately. Both units have 24 feet ceiling heights, ranging up to 30 feet. Unit 2 is vented for kitchen and restaurant usage. Current retail tenants include Mile Square Early Learning Center and Prime Time Cleaners. The building is directly across the street from Monroe Center, a premier business community that includes office space, artistic studios, retail space and a courtyard. 

·       900 Monroe Street, also known as VINE, is a 135-unit apartment building with 1,882 square feet of first floor retail.

o   Space Available: 1,882 square feet

o   Property details: This property is adjacent to Hudson-Bergen Light Rail. The Learning Experience is a current Tenant. The building is in close proximity to ShopRite and an Amazon Distribution Hub.

Daniel & Deborah also represented ownership at 1000 Jefferson Street, a mixed-use rental building with 210-units leasing the last retail space in 2021. Stone leased a total of 11,796 square feet of retail at 10 Green Street, Woodbridge, NJ, a 232-unit residential building. Tenants included LeGrand Coffee, Vito Mazza Salon and Spa and The UPS Store. In addition, RIPCO leased 18,537 square feet of retail space at 161 Main Street, West Orange, NJ, at the base of a 334-unit residential building. These retail tenants include BK Lobster, Wing it On, IZ Medical, Sportsmed Physical Therapy, Goldie Aide Pharmacy and Mountain Society Wine, Beer and Spirits.
