Pace University expands at 161 William Street

Jack Resnick & Sons reports that its longtime anchor tenant, Pace University, is continuing to grow its footprint at 161 William Street.

The university has leased an additional 11,552 s/f comprising the entire 10th floor at the 22-story, 216,204-s/f property. The long-term lease brings the university’s total presence in the building to over 170,000 s/f spanning 19 floors.

The William Street campus houses classrooms, offices of the Seidenberg School of Computer Science & Information Systems, the university’s business incubators, along with Pace’s Downtown Conference Center. The 10th floor was previously leased to RBSD Architects, which is relocating to smaller space in the area.

“We are delighted that this highly respected academic institution, which has been a long-time tenant at161 William Street, is continuing to expand here,” stated Burton Resnick, Chairman and CEO of Jack Resnick & Sons.

Dennis Brady, Executive Managing Director and Brett Greenberg, Managing Director of Jack Resnick & Sons, represented the building’s owner in the 7-year leasing transaction, while David Falk and Kyle Ciminelli of Newmark Grubb Knight Frank represented Pace. Asking rents are in the mid- $30s per square foot.

Designed by Sylvan Bein Architects, 161 William Street has recently undergone a complete modernization, featuring a new marble lobby, cooling tower, modernized elevator control system and windows. The property, located at the northwest corner of William and Ann Streets, is 100% leased.
