GFP Real Estate, LLC is pleased to announce that O&S Associates Inc., a full-service multi-disciplinary architectural and engineering consulting and design firm, has signed a seven-year lease for 4,817 square feet on the 20th floor of 520 Eighth Ave. in the Garment District.
Founded in 1996, O&S Associates, Inc. is headquartered in Hackensack, NJ with branch offices in New York City, Somerset, NJ, the Philadelphia area, Columbus, OH, Washington DC, Fort Lauderdale, FL, and Chennai, India. O&S specializes in design and restoration, particularly structural/civil engineering and MEP services including historic preservation and facility renewal. The company’s engineering specialties include parking, MEP, structural, restoration, exterior envelope services, energy audits, façade law compliance, cogeneration, and HVAC.
Clint Dewey of Colliers represented the tenant, O&S Associates Inc., in the transaction; Matthew Mandell of GFP Real Estate represented the landlord, GFP Real Estate. GFP Real Estate will renovate the space for the tenant, including its restrooms, and will install a new HVAC system.
Built in 1926, the 26-story office tower comprises more than 860,000 square feet in New York City’s famed Fashion District near Hudson Yards, Herald Square, Times Square, Madison Square Garden and Penn Station. The building is in close proximity to the Port Authority bus terminal and provides convenient access to numerous transportation lines, including the A, C, E, 1, 2, and 3 trains, as well as the Amtrak, LIRR and NJ Transit lines.
