OPEN Impact Real Estate LLC (OPEN) announces that the firm represented Rising Ground in a 29,566-square-foot lease at 1333 Broadway for the nonprofit’s new headquarters. The lease marks the first time in 132 years that the nearly 200-year-old organization, one of the largest, most impactful social services agencies in New York City, will be headquartered in Manhattan.
Lindsay Ornstein and Stephen Powers, Founders of OPEN, with Executive Managing Director Arthur Skelskie, Vice President Alexander Smith and Associate Kendall Elliott, represented Rising Ground in the transaction. Building ownership, Empire State Realty Trust, was represented in the transaction by Shanae Ursini of ESRT and Robert Lowe and Ron Lo Russo of Cushman & Wakefield.

Rising Ground will occupy the entire eighth floor of 1333 Broadway, with an anticipated move-in during the second quarter of 2024. The new space will feature ample offices and workstations for Rising Ground’s approximately 125-person executive and administrative staff. Touch down space will support the organization’s hybrid work, while huddle rooms, conference rooms and meeting areas will provide collaborative space.
