LCOR Celebrates Topping Out of New York City’s First Multifamily Geothermal Project at 1515 Surf Avenue

LCOR, a fully integrated real estate investment, development, and management firm, today announced the topping out at 1515 Surf Avenue, a 463-unit residential property in Coney Island, Brooklyn.  Of the 463 residences, 139 will be designated affordable. The project’s construction is being led by LRC Construction and will be completed in early 2024.

1515 Surf Ave will feature the largest active geothermal system in New York City’s history.

The system will effectively use the Earth to heat and cool the building and to power its domestic hot water systems, which eliminates the need for traditional equipment that runs on fossil fuels.  LCOR partnered with Ecosave USA on the design and installation of the system. Ecosave estimates that the geothermal system will reduce the building’s carbon emissions by over 60%.

Designed by STUDIO V Architecture, the building will offer over 20,000 SF of indoor and outdoor amenities, including an outdoor pool with sweeping views of the Coney Island Beach and Boardwalk, a landscaped courtyard, a state-of-the-art fitness center, an indoor basketball/handball court, multiple tenant lounges, flexible co-working spaces and on-site parking.

Located at 1515 Surf Avenue, between Surf Avenue and Mermaid Avenue and 15th and 16th Street, the building is located mere steps away from the Coney Island Beach and Boardwalk and to public transportation via the Coney Island-Stillwell Avenue Station where the D, F, N and Q train lines can be accessed.
