Thursday, October 27th was a big night for real estate owner and operator Onyx Equities. Hosted by the NJ Building Owners and Managers Association (BOMA), The Outstanding Building of the Year (TOBY®) 2022 awards resulted in Onyx Equities receiving top recognition in 3 of 15 categories, and the firm earning the impressive Heart Award for support of the Leukemia and Lymphoma Society of New Jersey, and All Stars Project of New Jersey.
As Committee Chair in 2020-2021 and Chair Emeritus in 2022, Onyx Equities’ Senior Vice President of Property Management and Construction, Kristen Pappas, hosted the Leukemia and Lymphoma Society of New Jersey’s Big Climb fundraiser at Gateway Center in Newark, NJ, raising more than $315,000 in corporate and personal donations over the past three years.
In support of the revitalization of the Newark community, Onyx Equities also proudly supports All Stars Project of New Jersey. Through paid summer internships, impactful afterschool workshops and volunteerism in the organization’s 100% free programs, the Onyx team is “hands on and all in”. Onyx Equities has raised more than $1 million for All Stars Project of New Jersey and supports the organization with a high-visibility space at Gateway Center in Newark for All Stars’ programs and activities.
Onyx Equities received TOBY Awards in the following categories:
- Renovated Building of the Year – Under the leadership of Property Manager Katie Grow and Building Engineer Jose Bedoya for their work at 340 Mount Kemble in Morristown. Onyx Equities recently signed leases with Morgan Stanley and Zelis following the completion of a $50 million capital improvement plan that has transformed the site into a fully amenitized and ultra-modern Class A office building.
- Office Building 250,000 to 499,000 SF – Property Manager Adam Holand and Chief Engineer Will Nagle were honored for their accomplishments at 650 From Road, a recently renovated Class A office building in Paramus.
- Office Building 500,000 to One Million SF – Property Manager Emily Iadanza and Chief Engineer Robert McLaughlin received an award for Two Gateway Center, part of the newly transformed Gateway complex in downtown Newark that links three Class A office towers through a massive 100,000 square foot retail/dining concourse.

BOMA NJ’s The Outstanding Building of the Year “TOBY” Award program recognizes quality in office buildings and awards excellence in building management. During the competition, all facets of a building’s operations are thoroughly evaluated, including but not limited to community involvement, tenant relations, site management, and environmental and “green” policies and procedures.
