JLL announced that it is nearing full occupancy at the 120,528 square foot, Class A office property located at 10 Independence Blvd. in Warren, N.J., following a new lease with clinical trial company, Amici Clinical Research.
Amici is a division of the IMA Group’s network of integrated research sites specializing in clinical trials in multiple therapeutic areas. The company signed a long-term lease for 6,402 square feet of custom space on the property’s first floor.
JLL represented the building’s ownership, American Equity Partners (AEP), in the transaction. Amici is relocating and expanding from 34 E. Somerset St. in Raritan and will take occupancy of its new space next month.
10 Independence Blvd. is a four-story office property built in 1988 and meticulously renovated by American Equity Partners to meet the demands of corporate occupiers seeking superior quality space. Ownership redesigned the building’s two-story atrium as a bright and welcoming modern entrance, and upgraded common areas, restrooms and elevator cabs.
New amenities include a common conference space, expansive tenant lounge with game room, and a comprehensive fitness center, while EV charging stations have been installed within the 410-car exterior surface parking lot. Major tenants at 10 Independence Blvd. include pharmaceutical company Cipla USA, Inc., Envision Pharma and wireless giant, T-Mobile. AEP is also constructing a new retail building at the site that will be anchored by Dunkin’ Donuts and is scheduled for completion in the second quarter of 2023.
Ownership has completed a custom buildout for Amici, creating an efficient and highly collaborative space that will enable the company to conduct its work with participants in clinical trials for vaccines and new therapies. Amici has expertise in fatty liver, cardiovascular, pulmonary and neurologic diseases as well as endocrinology, dermatology and vaccine studies, among the fastest-growing categories of clinical research today.
JLL managing director Bob Ryan and associate TJ Romano serve as exclusive leasing agents for 10 Independence Blvd. and represented the landlord in the lease with Amici. Larry Dickstein, president and CEO of Dickstein Real Estate Services, represented the tenant.

The building is within walking distance of local restaurants, coffee shops and parks in Warren, a town consistently ranked among the nation’s best places to live and part of a submarket whose residents provide a deep and highly educated labor pool. The property is almost equidistant from New York City and Philadelphia, and less than 20 minutes from Morristown and Newark Airport.
