Meridian Properties, LLC has filed applications for a five-story, 32-unit mixed-use property at 8101 Third Avenue in the Bay Ridge section of Brooklyn. The 32,000-s/f property is one of the first new residential developments to be built in the South Brooklyn neighborhood in decades and will also include a small, ground-level commercial space. In addition, 8101 Third Avenue will feature an amenities package with fitness center, conference/business room, residents lounge, furnished roof deck, package room, bike room, virtual doorman, and on-site parking.

“I was born and raised in Bay Ridge, where there has been virtually no new construction in years,” points out Michael Niamonitakis, co-founding principal of Meridian Properties. “This is an exceptionally personal project for me and my partners, so we made sure to include great layouts and amenities, as well as access to beautiful Brooklyn views.”

Designed by architecture firm Sam Wieder Associates (SWA) with one-and-two-bedroom units, exclusively, the layouts range from 550 s/f to 1,100 s/f and include a penthouse unit with wraparound terrace. The project, which has a 35-year, 421A tax exemption and 70/30 affordability component based on the local A.M.I., is projected for completion in 2021.
