NEW DEVELOPMENT: Hamptons Boathouses taking shape

One year since its initial groundbreaking, The Hampton Boathouses — a waterfront townhome community by Rechler Equity Partners — is starting to take shape. After spending the past several months completing site preparations and pouring foundations, framing of the 37-unit complex has begun. With construction underway, completion of the model residences is expected by this fall. A welcome center retrofitted from a 1958 Airstream is open and staffed by professionals from Douglas Elliman Development Marketing.
Located along the eastside of the Shinnecock Canal in Hampton Bays, the Hampton Boathouses will offer residents water views from each of the homes’ private patios and balconies. Once completed in the spring of 2020, 37 luxury, two and three-bedroom townhomes will span seven buildings that have been architecturally designed to meet the aesthetic of the East End and South Shore’s manor-styled homes. Residents will also have access to a dock equipped with 18 boat slips. In addition, spectacular outdoor amenities — including a pool with a 360-degree deck furnished with lounge chairs and a clubhouse with a gym, kitchen and massage rooms—will be available for residents and their guests.
Starting at $1.495 million, the units are 1,605 to 2,640 s/f. Amenities include concierge service in tandem with the reopening of the Canoe Place Inn and fractional boat ownership options.
Construction of the Hampton Boathouses is part of a larger Maritime Planned Development District (MPDD), including the rehabilitation of the Canoe Place Inn, which is expected to produce a significant amount of property tax revenue each year above and beyond what the properties in the MPDD are currently generating.

Leasing open at Nassau rental

Mill Creek Residential, a multifamily investor and operator has begun leasing at Modera Metro Mineola, its new luxury apartment community located in Downtown Mineola, just a short walk from the Long Island Railroad station.
The 192-residence community, composed of two, four-story buildings, offers a mix of studio, one, and two-bedroom luxury apartment homes. Modera Metro Mineola features numerous amenities, including: two 24-hour club-quality fitness centers with yoga and Pilates studios; two indoor clubhouses featuring social lounges, resident kitchens and multiple flat screens; a business center with computer stations and a conference room; dedicated bike storage; coffee bars; a pet spa; a self-service package concierge and controlled-access garage parking.
Homes feature wood-plank style flooring throughout the living areas and plush carpet in the bedrooms. Kitchens are equipped with stainless steel appliances, quartz countertops, custom 42-inch soft-close cabinets, tile backsplash and moveable islands. Bathrooms also feature quartz countertops, as well as soaking tubs with tile surrounds. Most homes offer a walk-in closet and some also feature a balcony. Many of the premium homes feature lofts and fireplaces. All homes are equipped with key fob entry technology
Each of the community’s two buildings features a landscaped exterior courtyard, with a pool, sun deck, outdoor fireplace and lounge occupying the south courtyard, and a kitchen and outdoor dining area in the north courtyard. The south building also boasts rooftop decks with outdoor social lounges, flat screen TVs and a billiards table.
The community is centered near the recently expanded Winthrop Hospital, along with numerous office buildings and several Nassau County government facilities.
