NAI James E. Hanson’s Andrew Somple, SIOR, and Justin Allessio, represented the tenant, Phase 3 Media, LLC, in the transaction with landlord, Blue 701, LLC.
Located in the heart of Morris County nearby Interstates 80, 280 and 287, 333 Route 46 is a recently renovated 147,944 square-foot office building with ample on-site parking. The building is zoned for a wide variety of uses including general office, research, fabrication, printing, processing and storage of goods.
Phase 3 Media is an integrated marketing services company providing solutions across the print and marketing spectrum that previously called Fairfield, N.J. home. However, the continued demand for industrial space in the Suburban Essex submarket led to rapidly rising lease prices and the company chose NAI James E. Hanson to find a new space that could fit their office and production needs. 333 Route 46 provided an ideal location, on-site parking and power availability to ensure the business could continue to efficiently serve its clients across the New York City metropolitan area.
