WEEHAWKEN, NJ, August 16, 2012 – Led by Mayor Richard F. Turner, officials from the Township of Weehawken and Lennar Urban broke ground on a new 74-unit condominium building on Aug. 14 on Weehawken’s Hudson River waterfront.
The new building will be the first of five Lennar has planned for the property. Known as “The Avenue Collection”, the buildings will encompass luxury, for-sale condominium residences, adding to the vitality of one of New Jersey’s most vibrant and active development areas.
The first building, 1000 Avenue at Port Imperial, will be located in the heart of the $2 billion master-planned Port Imperial community which stretches for two miles and across three towns along the Hudson River
“It’s a beautiful day for us to begin the next stage of the Port Imperial development,” said Fred Rothman, Regional President of Lennar. “This has been a long time coming and after years of planning, here we are about to begin a beautiful glass building in an exceptional waterfront location. This building will stand as the crown jewel of condominiums on the Hudson River waterfront in general and Weehawken, in particular. This is particularly special for me as a local person who grew up just down the road. I would spend days driving with my father into Manhattan and saw firsthand the abandoned buildings that once dominated the waterfront. To come back today as President of Lennar and see all that this area has become means a lot to me.”
Mayor Turner praised the progressive nature of the project and of all waterfront redevelopment in Weehawken in general, stating that the development has been and will continue to be a boon to the Township.
“We began the Weehawken master plan in 2002 and have been developing the waterfront in a responsible manner ever since,” Mayor Turner said. “Today, there is 43 percent open space on our waterfront, including the waterfront walkway. This building comes in the middle of a building boom for our Township. And with even more projects taking place or planned, the future is bright.”
New development has positive benefits for both existing Weehawken residents and potential future residents. Mayor Turner told the crowd that in addition to tax revenue generated from the development, jobs are created and public infrastructure, such as new parks and public waterfront access, is improved.
“The realization of the Weehawken waterfront takes a community working together, and this building exemplifies that,” Mayor Turner said. “Wherever I go, people remark about our waterfront, and its growth has brought jobs and events such as the Formula 1 race track. Without development, these would not be possible. There was once a time when you would ask young professionals where they lived and they would say ‘Hoboken.’ Now more and more are saying they live in Weehawken.”
Pre-construction sales for 1000 Avenue at Port Imperial are expected to start this fall, with prices starting at $700,000. Lennar Urban anticipates a fall, 2014 delivery date.
The new seven-story building will feature a modern glass and brick façade with distinctive metal panel accents. Large windows and private balconies/terraces will provide residents with desirable outdoor space while maximizing the homes’ spectacular sweeping views.
“This is one of the premier waterfront locations in the region, and we’re delighted to get started on The Avenue Collection which will offer spectacular residences with magnificent views of the Hudson River and Manhattan skyline,” said Craig Klingensmith, Division President of Lennar Urban.
“We’re one of the very few home builders moving forward with new construction, for-sale product in the area, but we see the demand there based on the success of our adjacent Henley on Hudson condominium community where we’ve sold 25 of the 36 one-, two-, and three-bedroom units in the new waterfront building at an average price over $1 million.”
1000 Avenue at Port Imperial will feature nine one-bedroom, 42 two-bedroom and 23 three-bedroom condominiums with thoughtfully-designed floor plans and upscale finishes and appointments.
Residents will also enjoy an upscale suite of amenities, including a grand salon/lobby lounge with fireplace, concierge service, Integrated Building Security system, conference room, two fully-appointed guest suites, a social room with a bar, fireplace, TVs, multiple gathering areas and a catering kitchen; and a fitness center with locker rooms, sauna and steam showers. An outdoor plaza on the third floor will include gardens, seating areas, an open lawn, a sun deck and cooling spray area. The building will include a parking garage, with many homes receiving two parking spaces.
