Lee & Associates tapped to lease LIC loft building

Lee & Associates NYC has been retained on an exclusive basis to lease 10-15 46th Avenue, a four-story, 50,000 s/f Class-A office building in the 46th Avenue corridor linking Anable Basin and Court Square in Long Island City, Queens.

Kenneth Salzman, executive managing director and principal; Corey Horowitz, executive managing director and principal; and Seth Rosen, director, will be handling the marketing efforts on behalf of the development team, a joint venture between The VOREA Group and Essex Capital. The property is available immediately for leasing and for occupancy in the third quarter of this year.

The property has new windows and skyline views of Midtown Manhattan. It is located across the street from neighborhood favorites Gutter LIC and Fifth Hammer Brewery and the Vernon Boulevard retail corridor and new Center Boulevard waterfront community are steps away.

10-15 46th Avenue is a historic brick building with three floors of loft office space.

The second floor is 14,538 s/f and the third and fourth floors are each 11,789 s/f. Ceiling heights are 12 to 14-foot ceiling heights, ft. and the open floor plates have single center column lines.
