Charles River Development has leased 3,300 square feet on the ninth floor of 1040 Avenue of the Americas for a five-year term, according to Brian G. Bey of AC Lawrence, who represented the tenant. Ryan Kass of Newmark Grubb Knight Frank represented the landlord. Rent was $52 pfs. Charles River Development specializes in compliance and trade order systems.

Bernard Chaus, Inc recently signed a 10 year, 7,200 s/f new lease at 148 West 37th St., Adams & Co. Real Estate announced.
James Buslik, principal of Adams & Co. represented the landlord, Fashion Associates, in the transaction, while Savitt Partners, LLC represented the tenant in the transaction. Although the details of the transaction were not disclosed, asking rents were $35 per square foot. Bernard Chaus plans to use this space as general, executive and administrative offices, as well as a showroom.

Riverhead Building Supply has leased 21,856 square feet of office space to Riverhead Building Supply as their new corporate headquarters at 221 David Court, Calverton, N.Y., within the gates of the Calverton Enterprise Park. Riverhead Building Supply is a family owned and operated for over sixty years on Long Island and has over a dozen locations in both Nassau and Suffolk Counties.

• An upscale, fast casual Middle Eastern restaurant is coming to 642 Lexington Ave. this spring. Ina Donath and Helen Demetrious represented the tenant negotiating the ten-year lease.
• Spin Hair Salon, who relocated from Stanton St, signed a 10 year lease on 600 square feet in 195 Ave A. Donath and Demetrious represented the landlord and tenant.
• The former Polania restaurant at 110 First Avenue has been leased by Bonda for 15 years. Donath and Demetrious represented the tenant.

TGM Associates, an investment advisory firm, has renewed its 11,280 s/f lease at 650 Fifth Avenue, CBRE vice chairman Robert Stillman, along with senior vice presidents Paul Haskin and Zachary Freeman, represented 650 Fifth Avenue in the transaction. CBRE currently serves as the exclusive office leasing agent and property manager for the entire property. (earlier known as the Piaget Building) a 36-story, 382,500 s/f Class A office tower located near Rockefeller Center on 52nd Street in New York City. The building is owned by the 650 Fifth Avenue Company.

Crossroads Companies has signed a new retail lease agreement for 1,750 square feet at Riverfront Plaza in Hackensack, N.J. with RCD Frozen Treats. The store will operate as a franchise of Go Greenly, which utilizes eco-friendly products to prepare and distribute more than 20 flavors of frozen yogurt. Situated at 500 South River Street in the heart of the seat of Bergen County, Riverfront Plaza is a 130,000-square-foot neighborhood shopping center anchored by ShopRite. Al Giglio is the owner’s representative.

The Partnership for Maternal and Child Health of Northern New Jersey has joined the tenant roster at The Berger Organization’s Robert Treat Center, 50 Park Place in Newark. The non-profit public health organization leased 5,400 square feet for its headquarters at the 100,000-square-foot, 15-story office tower. The Partnership’s mission is to improve the health and well-being of women, children and families by increasing availability of and access to quality, cost-effective healthcare.
Connecticut
In a relocation from Manhattan, Perennial Management, LLC, has found a new corporate home at Malkin Properties’ First Stamford Place, reports Jeffrey H. Newman, executive vice president of Malkin Properties, the marketing and managing agent for the three-building, 810,000 s/f office complex located one block from the Stamford Transportation Center.
The six-year-old investment management firm, with $250 million under management, will occupy nearly 3,000 square feet on the third floor of 100 First Stamford Place through 2021. The company, which is registered with the Commodities Futures Trading Commission as a trading advisor and a commodities pool operator, will be relocating from 275 Madison Avenue in Manhattan.
Newman, senior leasing associate Kimberly Zaccagnino and leasing associate Tara Long represented the landlord in this transaction. The tenant was represented by Hilarie Siles and E.N. Cutler of Newmark Grubb Knight Frank.

Abbey National Treasury Services, a subsidiary of the Stantader Group, has signed an 18,000 s/f renewal for a long-term lease at 400 Atlantic Street, in Stamford, according to The Landis Group. The space will continue to be used as Santander’s U.S. headquarters and the bank plans to move other area operations and consolidate them into its space at 400 Atlantic.
