Adams & Co. Real Estate, LLC, recently brokered nine deals at 110 West 40th St. for a total of 9,355 s/f. David Levy, principal, and Brett Maslin of Adams & Co. represented the landlord, One Ten West Fortieth Associates, as well as the tenant in the following transactions:
•A 2,266 s/f renewal for Esti Studio Inc. Asking rent was $42 psf. Esti Studio plans on using the space as a textile design studio.
•A 2,051 s/f new lease for Point of Sale, Inc. Asking rent was $46 psf. Point of Sale plans on using the space for general and executive offices in connection with their business.
•A 1,344 s/f new lease for Beitin Associates. Asking rent was $46 psf. Beitin Associates plans on using the space for general and executive offices in connection with their business

•A 1,052 s/f renewal for Bharat R. Magdalia. Asking rent was $46 per square foot. Bharat Magdalia plans on using the space as offices for his Certified Public Accounting business.
•A 656 s/f renewal for Irwin Ralph Gindi. Asking rent was $44 per square foot. Irwin Ralph Gindi plans on using the space for general and executive office in connection with their business.
•A 619 s/f new lease for Jovid Fabrics, Inc. Asking rent was $42 per square foot. Jovid Fabrics plans on using the space as offices for textile brokers and jobbers.
•A 517 s/f renewal for Sung Shin Trading USA, Inc. Asking rent was $49 psf.
•A 426 s/f renewal for Books Crossing Borders, Inc. Asking rent was $49psf.

Sabre Real Estate Group LLC announced the following leases:
• Nassau South Urgent Care, an urgent care walk-in medical office. Nassau South Urgent Care, which currently has locations in Massapequa and Oceanside, leased 3,011 s/f at Stop & Shop shopping center at 8989 Union Tpke.The lease brings the shopping center to 100 percent occupancy. Ed Czarniak, an associate at Sabre, represented the landlord, Ahold USA, Stop & Shop’s parent company. Melissa Naeder, a director at Sabre represented Nassau South Urgent Care, which has been in business for 20 years, is now seeking additional locations.
• Sherwin-Williams Paint Store leased 2,950 s/f in the Stop & Shop shopping center in Port Washington, N.Y. It is expected to open by the second quarter of 2014. Ed Czarniak, an associate at Sabre, represented the landlord, Ahold USA, the parent of Stop & Shop,.
• I Love Kickboxing leased 2,500 s/f. It is expected to open by the second quarter of 2014. Ed Czarniak represented the landlord.

The Feil Organization announced The United States Postal Service has signed an agreement to occupy 8,440 s/f of retail space at 333 East 14th Street. The Peter Stuyvesant branch of the U.S.P.S. inked the 10-year sublease for the space at the base of the residential building on 14th Street and First Avenue, and will occupy 6,940 s/f on the ground floor and 1,500 s/f of basement. It is a relocation of the Postal Service’s existing 432 East 14th Street branch. Feil holds a long-term ground lease for the 333 East 14th Street retail space. The site, which offers 100 feet of frontage on 14th Street, had been a Gristede’s and then a Duane Reade after the drug chain acquired eight of the supermarkets in 2007. Duane Reade moved to a larger location at nearby 245 First Avenue in January 2013, leaving the space available. Randall Briskin, vice president of leasing at The Feil Organization, made the announcement.

Himmel & Meringoff Properties announced that 6 East 32nd Street is now 100 percent leased after Boyar Asset Management signed a 5,200 s/f, 4-year lease to take space on a portion of the 7th floor in 11-story property. Boyar, which was formerly located at 35 E. 21st Street, provides investment advisory services for portfolio management.Asking rent in the building was $50 per square foot. Joshua R. Berger of Norman Bobrow & Co., Inc. Real Estate Services acted on behalf of Boyar Asset Management in the transaction, while Mark S. Stein, senior vice president & director of leasing and Jason Vacker, vice president for Meringoff Properties, represented the landlord in-house.

Mitchell Konsker and Scott Cahaly of Jones Lang LaSalle represented the Landlord, Savanna, while Stephen Bellwood and Jordan Weiss of Cassidy Turley represented the tenant in this transaction.

Royal Properties, Inc. announced the signing of five Verizon Wireless Authorized Agent locations in Manhattan, New York. David Landes, principal. represented all the Verizon Wireless Agents in Manhattan. Verizon Wireless Authorized Agents continue to expand in Manhattan and are looking for highly visible sites.
•Your Wireless, a Verizon Wireless preferred agent has signed their first New York City lease at 44-58 8th Street. Mark Greenberg Real Estate represented the landlord in this transaction.
•Wireless One, a Verizon Wireless preferred agent has signed three Upper West Side leases. The first lease is at 2512 Broadway, a former Blockbuster Video store located between 93rd and 94thStreet. David Grossman of AAG Management represented the Landlord in this transaction.
•The second lease is at 2657 Broadway at the corner of 101st Street. Wireless One converted an old convenience store into a new cutting edge store.
• The third lease is at 4045 Broadway, a Washington Heights location, between 170 and 171st streets. Adam Langer from Zelnik & Co. represented the Landlord on this transaction.
•One World Wireless, another Verizon Wireless preferred agent leased a 600 s/f space at 37 Saint Marks Place.The Landlord was represented by Melinda Miller and Lee Block from Winick Realty.

Kalmon Dolgin Affiliates, Inc. (KDA) has arranged a 6,000 s/f lease for AIA Sheet Metal at 681 Morgan Avenue in the Greenpoint section of Brooklyn, NY. Grant Dolgin of Kalmon Dolgin Affiliates represented the landlord, while Wei Sing Chang and Howard Darsi of Kalmon Dolgin Affiliates represented the tenant. AIA Sheet Metal is expanding to 681 Morgan Avenue from a 2,500, one-story warehouse at 682 Morgan Avenue across the street.
