Buchbinder & Warren announced that ThinkPR has leased 2,250 s/f of office space at10 East 23rd Street for a period of five years. The askign rent was $49 psf. Joe Friedman of Murray Hill Properties represented the tenant. The landlord was represented by Roberto Camacho, Buchbinder & Warren Realty.

Adams & Co. Real Estate brokered 6,792 square feet on 33rd Street, at 34 West 33rd St. and 10 West 33rd St. David Levy, principal, brokered the following deals:
• A 1,600 s/f renewal for Girandola USA, LLC. at 34 West 33rd Street. Asking rent was $42 psf. Girandola USA plans to use the space as general and executive offices as well as showroom space for children’s apparel.
• A 1,371 s/frenewal for Colombino Headwear, Inc. at 10 West 33rd Street. Asking rent was $47 psf.
• A 1,077 s/f new lease for Flyers Group USA Corp. at 34 West 33rd Street. Asking rent was $49 psf. Flyers Group USA plans to use the space for general and executive offices as well as showroom space for children’s apparel.
• A 1,019 s/f renewal for DNF International Company, Inc. at 34 West 33rd Street. Asking rent was $44 psf.
• An 882 s/f renewal for I Love Accessories, Inc. at 10 West 33rd Street. Asking rent was $44 psf.
• An 843 s/f renewal for Lemberger & Taubman, Inc. at 10 West 33rd Street. Asking rent was $44 psf.

Royal Properties, Inc. announced that Viva Movil has signed two new leases in the Bronx, New York.
• Viva Movil opened a 2,000 s/f retail location at 1041 Southern Boulevard. This is the first
Viva Movil to open in the Bronx. Viva Movil by Jennifer Lopez is a retailer of Verizon Wireless.
• Viva Movil has signed its second long term lease at the newly developed Throggs Neck Shopping Center and is scheduled to open its doors later this year. This Target-anchored center is located just off the Hutchinson River Parkway.

EVO Real Estate Group has negotiated leases totaling nearly 40,000 s/f. Among the recent transactions:
Corey Abdo represented landlord The Feil Organization and the investment firm Rodman & Company in the latter’s sublease of 7,465 s/f to Fluent Technologies, a computer software firm, at 570 Lexington Avenue. Rodman & Company outgrew its space. Lance Weitz of JFW Realty represented Fluent Technologies.
Barry Bernstein and Roy Garipian represented the landlord and tenant in Brio Milano’s lease of 3,000 s/f on the ground floor of Dylan House at 241 West 36th Street, a co-op owned by Adrienne Wexler. The clothing store, which sells both retail and wholesale, will relocate from 231 West 39th Street in April.
• Bernstein and Mitchell Cooperstock represented the landlord and tenant in digital printing firm The Fitch Group’s renewal of 12,750 s/f at 229 West 38th Street.
• Abdo and Sean Hoffman represented law firm Lurie Ilchert MacDonald & Ryan, LLP in its renewal of 3,000 square feet at 475 Park Avenue South. David Nevins served as the in-house broker for Cohen Brothers, the landlord.
Howard Epstein and Elliott Klein represented the landlord and the tenant in Metro Drugs 14th Street Corporation’s renewal of 1,678 square feet at 16 West 36th Street.
• Corey Abdo negotiated a full-floor lease expansion and renewal for Y Entertainment Group, a division of Ron Burkle’s investment firm, The Yucaipa Companies. The total square footage is 11,664 s/f. Jared Solomon represented Vornado in-house.

BNB Hana Bank, one of the largest Korean banks, has signed a 20-year lease at the retail space at a new luxury residential building at 309 5th Avenue in Koreatown. The asking rent for the 9,500 s/f space was starting from $900,000 per a year. Soon Rhee of First New York Realty Brokers represented BNB Hana Bank. RFR Realty represented the building owner, MEPT 309 Fifth Avenue LLC.

Pixable, Inc., a has signed a new lease at 100 Wall Street, occupying approximately 6,836 s/f on a portion of the 18th Floor for a ten- year term. Pixable, founded in 2009, is a mobile photo discovery application that aggregates photos from different social networks. Mitchell Konsker, Scott Cahaly and Kyle Young of JLL represented the landlord, Savanna, while Jonathan Tootell of Newmark Grubb Knight Frank represented the tenant in this transaction.

The Savitt Partners team of Brian Neugeboren and Nicole Goetz arranged three new lease transactions at 530 Seventh Avenue:
• Contemporary tailored clothing company Trybus International Corporation renewed its 2,740 s/f lease at its current showroom on the 24th floor and also expanded into an adjacent 1,875 s/f space, to accommodate the tenant’s recent collaboration with Isaac Mizrahi. Neugeboren and Goetz represented Trybus while Bob Savitt acted on behalf of the building ownership.
• Men’s suit manufacturer Gokaldas Images (USA), Inc. took 1,960 s/f of space on the 24th floor. The fashion company has relocated its operations from 8 West 40th Street. Neugeboren and Goetz represented the ownership while Roy Somwaru of EVO Real Estate Group acted on behalf of Gokaldas.
• SRP Apparel Group Inc., which specializes in women’s apparel, renewed its 1,400 s/f lease on the eighth floor. Neugeboren and Goetz represented the tenant while Savitt acted on behalf of the building ownership.

Racanelli Realty Services Inc. has closed on a five-year lease for Niatco Trucking & Delivery Corporation, a freight shipping and trucking company. Niatco will take occupancy of its new 44,000 s/fspace located at 999 South Oyster Bay Road, Bethpage, NY in early spring 2014. The property owner is Steel Equities. Anthony Racanelli, president of Racanelli Realty and Richard Cohen of Ashlind Properties co-exclusively represented Niatco in this transaction.

Goldstein, Rikon, Rikon & Houghton, P.C (GRR&H), a boutique law firm, has signed a 10-year, 4,409 s/f lease comprising a portion of the 9th floor at ATCO Property & Management’s 381 Park Avenue South. The firm expects to move from 80 Pine Street in the Financial District to its new Flatiron District offices during the summer of 2014. Peter Goldich, managing director of ATCO Brokerage Services, represented the building’s ownership while Jonathan Anapol, president of Prime Manhattan Realty and Steven L. Lambert, an independent licensed real estate broker, represented the tenant. Asking rents were $55 psf.

CONNECTICUT

JLL has completed a sublease of 5,852 s/f for Gen Re Long Ridge LLC at 120 Long Ridge Road in Stamford, Conn. International shipping company Clipper Group (USA) Inc. moved its US operations from Stamford Landing to the Class A office building at 120 Long Ridge Road,. JLL represented both the landlord, Gen Re Long Ridge LLC, and the tenant. JLL’s Brian Higgins, Chris Kraus, George Walker and Ethan Rice represented the parties. The team worked with Michael Rea, VP of General Re, and Gary Vogel, Partner & CEO of Clipper Group.

Cushman & Wakefield announced that Orthopaedic Associates of Stamford (OAS) has leased 18,265 s/f at the newly renovated Holly Pond Plaza at 1281 East Main Street in Stamford, CT. Adam Klimek and Bill Montague are the exclusive agents for the property and represented the landlord, Faros Properties. Representing the tenant was Cushman & Wakefield’s Sean McDonnell and Kathleen Fazio, director, members of Cushman & Wakefield’s Healthcare Sector Advisory Group.

The Ashforth Company announced that O’Connor Davies LLP, a regional Certified Public Accounting and consulting firm, has chosen 3001 Stamford Square, a building developed, owned and managed by Ashforth, for its new Stamford, CT office location. O’Connor Davies will occupy 11,000 s/f. Monique Delerme of Corporate Design LLC will work on the O’Connor Davies space. A.P. Construction Company, will complete the renovation. Ed Tonnessen, managing director of JLL, the exclusive leasing agent, and George Walker, senior vice president of JLL represented Ashforth. Kevin McCarthy of CBRE represented the tenant.

Reckson, a Division of SL Green announced that Caravel Shipping USA, Inc. has leased 2,709 s/f of space at 1 Landmark Square, Stamford. John Stoddard, Jones Lang LaSalle, represented the tenant. Reckson was represented in-house by Larry Kwiat, Senior Vice President, Leasing.
