Arlee Home Fashions is moving to a new location for its office and showroom at 36 East 31st Street between Park Avenue South and Madison Avenue in midtown south.
They plan to move from 261 Fifth Avenue where they had been located for over 25 years.
The company’s new space at 36 East 31st Street takes the entire 8th floor with 11,986 square feet and 3,819 square feet on part of the 7th floor, has many large windows, refurbished wood floors and high ceilings in both open loft-like spaces. The building also has a new lobby.
The ten year-lease had an asking rent of $56 per square foot, according to Elie Smith, senior director at Norman Bobrow and Company, Inc., who represented the tenant. The landlord is Koeppel Rosen LLC and the lease deal closed in mid August.
“36 East 31st Street is a considerably more cost effective building than 261 Fifth Avenue,” said Smith. “Koeppel Rosen was also looking to upgrade their building and its tenant roster.”
According to Smith, Arlee Home Fashions wanted to stay in the same area where many home furnishings trade companies reside on the east side between 29th and 34th Street from Fifth Avenue to Park Avenue South where they had been located for over 25 years.
The popular company sells to stores like Macy’s, Costco, Walmart, Sams, TJMaxx Group and Bed Bath and Beyond, and makes curtains, bedspreads, kitchen and table linens, other home furnishings, and pet products.
“After looking at many buildings in the area, and some outside the area of the home furnishing trade, the tenant decided that 36 East 31st Street was going to be their new home,” added Smith.
To build their installation the landlord did base work, including new bathrooms and new central air conditioning units where necessary, and offered a sizeable cash contribution for the tenant to build out their space.
