Emerge212, a boutique office service provider, announced the simultaneous April 1 grand openings of new workspace centers in two of buildings within SL Green’s portfolio — 3 Columbus Circle (3CC) and 125 Park Avenue.
Together, the properties bring a total of 90,000 s/f of flex office space to the New York City marketplace bringing their total portfolio of serviced workspaces to 120,000 s/f.
Emerge212’s new 60,000 s/f workplace center at 3CC, which has recently undergone a $175 million redevelopment program, is situated on the 15th and most of the 16th floors of the 26-story building. And at 125 Park Avenue, Emerge212 offers 30,000 s/d of space on the building’s top two floors, 25 and 26.
“We are very excited about launching these fabulous new workplace centers in two of the most strategic locations in Manhattan,” said Alexandra Bogen, managing director of Emerge212, who added that the short-term workspace industry has evolved over time to become very different than the traditional ‘executive suites’ model.
“Many tenants simply do not want to commit to long-term leases, and yet they sign with us and stay for the long term. So much is contingent on the success of their enterprise. Start-ups either take root and grow, or they don’t.
“At both 3CC and 125 Park we provide small spaces, as tiny as a workstation in a four-five person room — shared spaces that enable an individual to launch a small business, then graduate to larger premises within our workspace when they need more room to accommodate additional staff. Flexibility to upsize or downsize is key, but so is image.
“3CC and 125 are A+ locations, in the heart of corporate Manhattan, the former walking distance to Times Square and Lincoln Center and the latter, virtually across the street from Grand Central Terminal.”
The interiors of both 3CC and 125 Park are designed by David Silverman of New York City-based Loffredo Brooks Architects.
According to James Kleeman, director, Emerge212, “We were fortunate to pre-lease about 50% percent of our inventory at 3 Columbus Circle well before opening. We’ve also pre-leased about 25% at 125 Park Avenue amid a complete construction zone. I think our clients see our product and appreciate it that it truly caters to the modern day New York professional, since our focus is on high design, cutting edge infrastructure and flexible terms that allow a company to grow when and how it needs. With that recipe, businesses both small and medium in size gain the impressive and reliable workspace necessary to compete in their respective industries without the burdens of heavy financial outlay and lengthy lease term commitments.”
