Dock 72 opens at Brooklyn Navy Yard

Boston Properties, Rudin Development and WeWork, the co-developers of Dock 72, today joined city officials and the Brooklyn Navy Yard Development Corporation (BNYDC) to launch Dock 72.

The Brooklyn Navy Yard’s newest home for creative office tenants focused on innovation, Dock 72  is the first ground-up commercial development in Brooklyn in over a decade.

Designed by S9 Architecture, with interiors by Fogarty Finger, and Perkins Eastman serving as managing architect, the building offers 16 floors and 675,000 s/f of office space. Approximately one-third of the property is occupied by a WeWork space, which will provide new flexible office options at the Navy Yard for businesses of all sizes.

“Dock 72 is a central component of the Navy Yard’s largest expansion since WWII, which will bring us to 20,000 jobs by 2021,” said David Ehrenberg, President & CEO of the Brooklyn Navy Yard Development Corporation.

“The building is well-positioned to draw the sort of cross-over companies focused on tech, hardware, and design that will be well-served by their proximity to similar businesses at the Yard, along with our Employment Center. Every aspect of Dock 72 was built to optimize flexibility, collaboration, and interactions between different companies and employees. The building has over 35,000 s/f of indoor amenities, including a health and wellness center, organic food & beverage options, and a state-of-the-art event facility.

Outdoor amenities include 10,000 s/f of open waterfront space, a half-court basketball court, stadium seating, and outdoor terraces on six floors. 

Dock 72 is the first building of its kind to feature a building specific mobile application powered by Nantum OS. By using the Dock 72 Mobile App, tenants can enter the building, order food, reserve amenities, and plan their various transportation routes.

This technology also enables Dock 72 to perform at peak efficiency and streamline tenant processes. 

Dock 72 also offers numerous multimodal transit options, including a new NYC Ferry stop that opened this summer on the ferry system’s Astoria Line and provides 10 minute ferry service to Wall Street and 34th Street; a shuttle bus operated by the Brooklyn Navy Yard Development Corporation that runs every 10 minutes and connects to 13 subway lines and the LIRR; CitiBike; and NYC Transit’s B67 bus.

Dock 72 was designed with resiliency and sustainability features. The ground floor was built eight feet above grade and one foot above the 100-year floodplain. 

Energy saving measures include increased roof and exposed floor insulation, reduced fan power & variable frequency drives, and high-performance building envelope & reduced lighting power center. Dock 72’s design saves over 14 percent in energy costs when compared to the LEED baseline model.
