Cosmetics firm cements NYC footprint in Garment District

Adams & Company announced that AS Beauty a maker and distributor of women’s cosmetics, has signed a 9,585 s/f, ten-year lease at 42 West 39th Street (pictured top).

The firm will utilize the full ninth floor for its New York offices and operations.

David Levy, principal, represented the landlord, 42-52 West 39 Street LLC and also the tenant in the transaction. Asking rent was $49 psf. AS Beauty is expected to take occupancy in July 2019.

“The Garment District continues to attract many top firms in a variety of industries including beauty, fashion, luxury goods and tech given its central location and prime positioning in The Transit Triangle,” said Levy.

A distributor of primarily Korean beauty products, AS Beauty is joint venture between Alan and Joey Shamah, founders of E.I.F Beauty and the Azrak family, founders of American Marketing Enterprises, a manufacturing of children’s pajamas and sleepwear.

In addition to manufacturing and distributing beauty products, AS Beauty also offers training in beauty application and best practices. The firm’s products and services include semi-permanent makeup, a proprietary 6D technology eyebrow simulation silk thread, Japanese phototherapy nail technology and eyelash grafting.

The AS Beauty portfolio includes such brands as Laura Geller and Julep Beauty.

Constructed in 1927, 42 West 39th Street is an 18-story building located in the Penn Plaza and Garment Districts. Located near numerous transit systems, notable tenants in the building include Core Home, Everlast, Skyline Engineering and Spanx.

Adams & Co. also partnered with Equiem, an Australian-based global property technology and tenant engagement company, to launch a comprehensive tenant portal at the building.
