Stephen Ross moving Related corporate offices to ‘new heart’ of NYC

REW
The Related Cos. is moving its corporate headquarters to the new Hudson Yards development, chairman Stephen Ross confirmed this week. “Hudson Yards will be the new heart of New York,” Ross said in a statement to Real Estate Weekly. “With all the elements that make this city great, it is the ideal location for Related’s corporate headquarters.” The real estate powerhouse hinted the announcement could be a prelude to a series of big deals coming up at the 26-aqcre development which broke ground last week. “We are in advanced discussions with numerous large-scale corporate tenants,” he said.

Retail dealmakers take ICSC by storm

REW
Upbeat reports of profitability, strategic implementation and opportunity with new sustainability regulations greeted attendees at the opening session of International Council of Shopping Centers New York National Conference on Monday. Both midtown’s Sheraton Hotel and the Hilton New York burst into a beehive of activity as thousands of the nation’s top retail developers, financiers and tenants came together to broker deals ahead of a potentially uncertain 2013. The energy felt more like the running of the bulls, than a Spanish debt negotiation despite all of the Euro crisis and fiscal cliff news in the headlines. That may be due to the fact that demand for new retail is up, while supply is down.

Forget Furbies, holiday shoppers want a bargain on their new home

REW
As the holiday season cranks up, New York’s apartment sales market traditionally winds down. The good news for brokers is that those who are out Christmas shopping for new digs are serious buyers who have their eye on bagging a bargain. “If they find something they like, they’ll go for it,” said Jennifer Wilson, a broker at Keller Williams NYC. “It’s a good time for people to move apartments, and buyers to get a discount because there’s not as much competition.”

Developers, start drooling: Union deal paves way for modular construction

Sarah Trefethen
Modular construction is to building what the Model-T Ford was to cars, according to supporters: faster, cheaper and more efficient. Developer Forest City Ratner, Skanska USA and New York’s construction union have reached an agreement to use pre-fabricated construction techniques to build a 32-story residential tower at Atlantic Yards in Brooklyn. But near-term enthusiasm for modular building may be driven by the building of a 220-story tower in China which the developer says it will complete in a matter of months. “If that building in China can be finished in six months, every real estate developer in the world is going to start drooling,” according to former buildings commissioner Patricia Lancaster.

Wolf Haldenstein Adler Freeman & Herz LLP and Bernstein Liebhard LLP, co-lead counsel for the plaintiff tenants in the Roberts v. The settlement agreement sets aside $68.75 million to compensate class members for rent overcharges. “Once finally approved, today’s $68.75 million settlement agreement, when combined with past refunds and rent savings the tenants have already received, will bring the total recovery in the lawsuit to at least $146.85 million,” said Alexander Schmidt of Wolf Haldenstein, the plaintiffs’ lead attorney. “There will also be future benefits,” he added.

Stalled construction sites spike

REW Staff
The number of stalled construction sites in New York City is nudging north, cementing worries the global recession is far from over. An average of 691 sites were identified as stalled during the month of November, up from 592 in February. The number of stalled sites peaked at 709 in November of 2010. “While it’s hard to pinpoint exactly what happened, it is worth noting that the upturn in stalled sites roughly coincided with a period of rather steep declines in the stock market, as well as a growing uncertainty about the state of the world economy,” said New York Building Congress president Richard T. Anderson.

The U.S. Housing and Urban Development (HUD) arranged the deal to refinance a previous mortgage and lower interest payments for the building’s owner . “This is about preserving affordable housing for the next generation of families living and working in one of the nation’s highest cost rental markets,” said HUD secretary Shaun Donovan
