Brause seeing leasing traction at 320 Fifth

Brause Realty is reporting leasing traction at 320 Fifth Avenue where the company has been focused on increasing safety and distance protocols.

Steven Westreich’s Westbridge Realty has leased two contiguous offices comprising approximately 1,900 s/f at the 11-story office building located between 32nd and 33rd Streets.

Brause Realty Inc. was represented by Jonata Dayan, executive vice president, and Brett Weiss, senior associate of HSP Real Estate Group.  Westbridge, which is relocating from 152 Madison Avenue, was represented by Todd Hershman and Liam O’Neil from Newmark.

“It says a lot that a preeminent real estate firm chose to relocate its offices here,” said Dayan. “The space was in very good condition and Brause Realty has gone above and beyond basic standards to make this building attractive to new and existing tenants, especially now with the current pandemic protocols.”

Brause also signed a renewal with fashion accessories group, Signal Brands, a 25-year tenant that had expanded into an additional 974 s/f space last year and has now signed a longer term.

In addition, luxury luggage brand BRIC’S renewed the lease for its 2,204 s/f office and Yellowstone Imports, a handbag manufacturer and importer, renewed its 1,000 s/f space.

Gerard Nocera, managing partner, HSP Real Estate Group, the exclusive leasing and management agent for the property, said, “Ownership consistently considers our recommendations by choosing the best solutions to protect their tenants. As a result, new businesses are moving here and existing tenants feel safe enough to renew their leases and even expand.”

 In addition to the building’s large operable windows and air conditioning units featuring MERV 13 filters, Brause Realty has installed self-cleaning elevator buttons with NanoSeptic technology that provides 24/7 surface cleaning and oxidizes organic contaminant.  The building is also offering complimentary bike storage to tenants.

The building is home to tenants from a wide variety of industries, including technology, engineering fashion, furniture, advertising, media and Internet-based companies.
