ATCO Properties & Management has completed a retail lease renewal and a new office lease at 240-246 West 35th Street, an 18-story building in the Garment District.
Café Nunez has signed an 11-year, 6,177 s/f lease renewal on the building’s ground floor. The restaurant, which includes a lounge and hookah bar, has been housed in the building since 2004. Café Nunez is planning a major renovation of its interior space and a new storefront. Its new lease now extends through 2029.
Jacobson & Company, Inc., a ceiling and drywall contractor, signed a seven-year lease for 1,636 s/f of office space on the 10th floor.
The transactions follow a number of capital improvements at the 88 percent occupied building.
John Cinosky and Colin Godwin of Atco represented the landlord in both transactions. Jacobson & Company was represented by Sarah Pontuis and Alex D’Amario of CBRE. Asking rent for the office space was $52 per square foot.
James Bullaro of Bullaro Properties represented Café Nunez in the long-term retail transaction, where asking rents were $150 per square foot.
