30 Warren retail condo trades for $12M

Marcus & Millichap announced the sale of 30 Warren Street Retail Condominium, a 3,086 s/f retail property for $12,000,000.

Eric Anton and Nelson Lee represented the seller, Cape Advisors. The buyer, KPG, was also secured and represented by Eric Anton and Nelson Lee.

Anton commented, “Our team was very glad to successfully close this transaction after a lengthy marketing effort. The Summer and Fall of 2020 were a very slow period, but I believe this transaction shows that there is more clarity returning to the Manhattan retail sales market in 2021.”

Constructed in 2020 and designed by Post Office Architects, the building stands on the corner of Warren Street and Church Street.

The sale marks the highest price per square foot of any retail condominium in the Tribeca submarket within the last year, at $3,888 per square foot.

The space will be triple net leased to Time Warner Cable New York City LLC (Spectrum Cable).
