With Pre-Built Program in Full Swing, Jack Resnick & Sons Announces 20,000 SF in Leasing Activity at 485 Madison Avenue

Jack Resnick & Sons announced today four new leases totaling 20,000 square feet at 485 Madison Avenue, its prestigious Midtown Manhattan tower.

Staffing and consulting firm Ascendo Resources is relocating from 12 East 49th Street to occupy 5,743 square feet on a portion of the 17th floor for a five-year term as part of Resnick’s pre-built office program at the 25-story tower.

They join fintech venture capital firm NYCA Partners, which relocated last year into the remaining 6,918 square feet of pre-built space on the floor.  Resnick expects to have two additional pre-built suites, which range in size from 4,000 to 8,000 square feet, ready for occupancy later this summer.

Other recent activity at 485 Madison Avenue includes financial advisory firm and long-time tenant John Lang, Inc., which will maintain its offices across the entire 23rd floor after signing a 10-year, 8,179-square-foot renewal.

In addition, Jade Trau will create a combination of office and showroom space across 4,200 square feet on the 12th floor for her well-known custom jewelry house.

Bespoke menswear brand Hive & Colony will open a new 1,850 square foot retail space on the ground floor this fall.   The 485 Madison location will be the second in Manhattan for Hive & Colony, which provides custom-fit high-end suits, shirts, coats, shoes and other accessories.

Jack Resnick & Sons was represented in-house in all transactions by Adam Rappaport and Brett Greenberg.  Reid Longley of Colliers represented John Lang.  Stephen Bellwood of Cushman & Wakefield represented Ascendo Resources.  Philip Katz of Katz NYC represented Jade Trau.  Josh Siegelman of RIPCO Real Estate represented Hive & Colony.

“The breadth and diversity of our recent transactions are a clear sign of our continued leasing momentum at 485 Madison Avenue,” said Jonathan Resnick, President of Jack Resnick & Sons.

In 2022, Resnick announced office leases with Zuckerman Spaeder LLP and Pembrook Capital Management, LLC.  The building also welcomed Swiss shoemaker Le Majordome to its ground floor retail location late last year.  The property has also been home to the iconic Fresco by Scotto Restaurant since 1993, which recently renewed their commitment to 485 Madison Avenue.

Resnick is currently marketing the 9,000 square foot duplex penthouse with 3,000 square feet of programmable outdoor space, as well as one remaining 654-square-foot retail storefront at the tower.

Built in 1929, Jack Resnick & Sons acquired the J.E.R. Carpenter-designed 485 Madison in 1976. The distinctive 305,675 square-foot building features a double-height, stone lobby with soaring, wrap-around wood panels, and an original Henry Moore bronze sculpture.  Located at the corner of 52nd Street, the property resides in close proximity to Central Park, Grand Central Terminal, multiple subways lines, Rockefeller Center, St. Patrick’s Cathedral and a plethora of shops, restaurants, museums and all amenities that the Plaza District has to offer.

Recent building infrastructure upgrades include new windows, elevator control systems, and a new cooling tower and chiller plant.  485 Madison has achieved Gold certification under the U.S. Green Building Council’s LEED rating system, as well as WiredScore Gold and EnergyStar certifications.
