Unique to Central Perimeter Submarket, Campus 244 Attracts Major Office and Retail Leases

Transportation Insight, LLC, Insight Global, LLC, and CT Cantina & Taqueria are coming to Campus 244 (Campus244.com), the groundbreaking adaptive-reuse development in Atlanta’s Central Perimeter submarket, announced project developers The Georgetown Company (Georgetown) and RocaPoint Partners (RocaPoint), bringing the project to over 80% leased. Transportation Insight has signed a long-term lease for 174,400 SF across the entirety of the 3rd and 4th floors, while Insight Global will be taking a majority of the 1st floor and all of the 2nd floor, totaling 133,700 SF, also on a long-term basis. In addition, CT will open a Mexican restaurant that will spill out onto the project’s central greenspace. Designed by S9 Architecture, the architects behind the design for Ponce City Market and 725 Ponce, Transportation Insight and Insight Global will welcome employees to the 400,000-square-foot modernized office building in late 2023. This comes on the heels of announcing the 145-key Element Hotel, complete with a dynamic lobby bar and separate chef-driven local restaurant.

Given the success of preleasing to date, Campus 244 is left with a small amount of restaurant space and only two vacant office spaces to lease. The two vacant office spaces encompass the entirety of the 5th floor and a portion of the 1st floor. The 5th and top floor – totaling 64,085 SF – includes a slew of private terraces, unparalleled views, tremendous light and air, and 16’ timber framed ceiling heights. The balance of the 1st floor – totaling 27,768 SF – will feature a wrap-around terrace and the option for a dedicated lobby facing the common greenspace, providing tremendous visibility and branding opportunity.   The available restaurant space includes a bespoke 2-story jewel box at the center of the greenspace, with ample outdoor seating and private event space, which is being designed by FROM Architecture.

With the limited first phase availability left, Georgetown and RocaPoint are planning for the second phase of the project. The next phase will be new construction of a best-in-class 300,000 – 400,000 SF tech office / life science building with connected 3.0:1,000 parking, incorporating a modern, unique design that is complimentary with the current mixed-use project.

As part of the project’s first phase, Georgetown and RocaPoint have reimagined the existing Gold Kist headquarters into a five-story Class-A building with a heavy timber two-story addition. Featuring 15-foot ceilings, private outdoor terraces, balcony space and 90,000-square-foot expansive floor plates that emphasize natural daylight and fresh air, Campus 244 offers open, modernized workspaces that boast biophilic elements. The building also prioritizes health and wellness amenities, such as best-in-class HVAC systems, contactless elevator and restroom technology, open staircases, and operable windows.

The company will create nearly 1,200 jobs in its 174,400-square-foot space.

CT Cantina & Taqueria, an acclaimed authentic Mexican food concept, is the first restaurant tenant signed for the mixed-use development. Known for its unique and fresh flavors, refreshing beverages and colorful atmosphere ideal for celebrations, CT first made its debut with RocaPoint at Halcyon, the firm’s $500-million mixed-use development in Alpharetta, where it has grown to be a regional favorite. The brand’s newest location will sit in a 9000-square-foot space, complete with an expansive patio that overlooks the main greenspace.

The mixed-use destination sits in a prime location, offering unparalleled connectivity to the Dunwoody MARTA Station, I-285, GA-400, State Farm’s office campus, Perimeter Mall and other surrounding office and retail amenities.

RocaPoint and Georgetown have enlisted a team of best-in-class experts to support office and retail leasing efforts at the adaptive-reuse development. Cushman & Wakefield’s Aileen Almassy, Andy Sumlin Will Porter, and Rob Kuppersmith spearhead office leasing efforts and Steve Yenser with Yenser Co. manages retail leasing, all on behalf of the landlord. Shaun Weinstock with Weinstock Realty & Development represented Transportation Insight and Jodi and Meredith Selvey with Colliers represented Insight Global..

RocaPoint and Georgetown are also making headway with other major mixed-use developments across the Southeast, including Halcyon, where the firms recently celebrated the completion of second phase office leasing at Building 1100; and University Ridge, the $1-billion redevelopment of the County Square project in Greenville, South Carolina.
