JLL Capital Markets announced the $6.1 million sale of 323 West 89th St., a seven-story townhouse designed by renowned architect C.P.H. Gilbert. The building is currently configured as a 10-unit multi-housing property steps from Riverside Park in the West End Historic District of Manhattan.
JLL represented the seller, a private family group which had owned the property for over 35 years. A private investor acquired the building.
Located between West End Avenue and Riverside Drive, the 7,120-square-foot property is fully free market. The apartments are arranged as one studio, six convertible one-bedrooms, three duplex apartments and a basement office. All three of the duplex apartments feature outdoor space with two located on the penthouse level with private roof terraces and the third duplex featuring exclusive access to the garden.
Originally built at the turn of the 20th century, the property has been meticulously maintained and features high ceilings and wood-burning fireplaces. 323 West 89th St. is situated on one of the most sought-after Riverside Park blocks, with tree-lined streets, cafes, boutiques, multiple museums and cultural experiences. It is also a short walk from the 86th Street subway station.
The JLL Capital Markets team that arranged the transaction was led by Managing Director Hall Oster and Vice President Teddy Galligan.
“This was a rare opportunity for the buyer to acquire an outstanding property in one of the city’s most coveted neighborhoods,” said Galligan. “Long-term value will be well supported by the property’s proximity to Riverside Park and the overall supply constrained nature of the Upper West Side housing stock.”
