The Brooklyn Army Terminal has secured a new tenant at its Sunset Park, Brooklyn location.
Alliance Transfer, a document storage and retrieval and office furniture systems company has signed a 37,500 s/f lease at the building, which is managed by the City of New York/NYCEDC.
The tenant was represented by Lee Winter of WRE Consulting in the 10-year lease. Alliance serves clients in financial services, health care, hospitals, law firms, and insurance industries and has been at the building since 1998.
The Terminal, located at 140 58th Street in Brooklyn, is a two-building complex with a combined total of four million square feet that is home to a roster of tenants that includes medical research firm IAVI, artisan chocolatier Jacques Torres, and eco-friendly furniture company Urban Green.
Sharone Levy, of Greiner-Maltz, and Colliers represented the landlord in the lease.
Alliance explored options both in Brooklyn and New Jersey, including leasing or purchasing, before deciding on the South Brooklyn location.
“The market moved a lot, they were looking at significantly higher rents in a lot of cases, so we did good,” said Winter of the deal.
“When we looked at New Jersey, we also ran the economic incentives, so it made a good deal even better. Again, it came down to being close to the client. They do a lot of work with law firms that want to store things offsite and want to be there in an hour.”
Winter was previously the director of leasing for the Brooklyn Army Terminal.
Built in 1919 to serve as a military depot and supply base, the city of New York purchased the complex in 1981 from the federal government with the intention of restoring it to its intended use as a light manufacturing warehouse.
A series of renovations have restored three million feet for use by tenants.
