Rudin Continues Leasing Momentum At 3 Times Square, Signing Five Year Lease Extension With Reuters’ West Publishing Corporation

Rudin, a full-service real estate organization, and one of New York City’s largest private owners, operators and developers of best-in-class real estate, announced that it has finalized a five-year lease extension with West Publishing Corporation at 3 Times Square, a 30-story tower in the final stages of a sweeping redevelopment.

A unit of Thomson Reuters, West Publishing Corp. produces an array of products geared to the legal, business, and regulatory communities, including Westlaw. The company will occupy 46,105 square feet across the entire 17th floor and a portion of the 18th floor.

With this extension, Rudin has now successfully leased 431,373 square feet of the 885,000 square-foot tower since December 2021. Other notable lease signings include Remy Cointreau, Anchin, Block & Anchin, and Touro University, which just celebrated the grand opening of its new consolidated campus within 3 Times Square in April. 

Originally constructed and opened in 2001 as the North American headquarters of Reuters Group PLC., Rudin and its joint venture partner Thomson Reuters engaged FXCollaborative to assist with a sweeping capital improvement program at 3 Times Square in 2020.

“Our partnership with Thomson Reuters to develop the original 3 Times Square was a bold move that ultimately helped pave the way for the entire neighborhood’s dramatic and ongoing renaissance,” said Michael Rudin, Executive Vice President at Rudin. “It is a source of pride that West Publishing, an important unit of Thomson Reuters, will continue to have a strong presence in this tower.”

Highlights of Rudin’s redevelopment of 3 Times Square include the creation of a new, glass-walled triple-height lobby and a sculptural façade screen that will serve as a decorative architectural enhancement. The tower’s office tenants will further benefit from a streamlined, touchless entry system, fully renovated destination dispatch elevator system and a dedicated 16th floor amenity space featuring a dining area, coffee bar, and a conference and event center. Rudin is also creating a fitness center with locker rooms within the tower.

The building has achieved WiredScore Platinum certification in recognition of its best-in-class connectivity and was awarded SmartScore Gold certification for its exceptional user experience and high standards of sustainability. 3 Times Square has also achieved the WELL Health-Safety Rating, among other initiatives, in place to prioritize the health and wellness of building occupants.

3 Times Square also utilizes Nantum OS, the world’s most advanced building operating system. Nantum OS is the flagship product of Prescriptive Data, a privately held smart building automation company focused on using artificial intelligence to improve efficiency, decrease carbon emissions and optimize tenant comfort.
