The Durst Organization today announced that Rosemary’s, the beloved Italian restaurant known for its airy, urban farmhouse ambiance and neighborly hospitality, will open a new location at 825 Third Avenue. This new east side outpost for Rosemary’s will feature indoor and outdoor seating, a bar, and private dining options. The Durst Organization is nearing completion of a full modernization of the building, including the new tenant amenity center Well& by Durst, an expansive 12th floor indoor-outdoor space with a wrap-around terrace for meetings, events, and entertainment.
“With the renovations nearing completion, 825 Third Avenue presents as a new building and is attracting top tier office and retail tenants alike. We are thrilled to welcome Rosemary’s to Third Avenue for our neighbors and tenants to enjoy,” said Jody Durst, President of The Durst Organization.
At 825 Third, Rosemary’s guests will find the signature welcoming environs and inviting design for which the restaurant is known, further imbued by the farm-to-table seasonal fare and warm service. The 3,000-square-foot ground floor, corner dining room will seat 100 inside, with a private dining room for 22, and bar seating for 40. An outdoor patio along the newly transformed plaza will have capacity for 50 guests. The restaurant will be open for breakfast, lunch, happy hour, and dinner, and is expected to open in late 2023. There will also be a convenient grab-and-go counter, known as Rosemary’s Pantry, serving coffee, sandwiches, and pastries.
“New York has a unique opportunity to chart an exciting new course for commercial development that jettisons outdated constraints, humanizes the urban landscape and reestablishes the city as a leader in progressive urban development on the global stage,” said Rosemary’s founder Carlos Suarez of his decision to partner with The Durst Organization to open in midtown. “We believe that design, hospitality, and community are central to this urban transformation, and Rosemary’s is excited and uniquely positioned to help support the Durst team as a vanguard in this movement as they develop and refine the amenities at 825 Third Ave. The building’s prime location and modern repositioning was a draw for us to create a vibrant community inside and out.”
The 530,000-square-foot 825 Third is being thoroughly reimagined with a $150 million renovation to focus on tenant comfort, modern aesthetics, and operational efficiency. This includes:
- Public Open Space: Durst is beautifying 4,000 square feet of public open space along Third Avenue and East 50th Street with new plantings, public seating, bike racks, and lighting designed by Mathews Nielsen Landscape Architects.
- Exclusive Tenant Amenity Space: Well& by Durst at 825 Third sets a new standard, with a uniquely curated indoor-outdoor experience. The tenant amenity space seamlessly blends indoors and out for informal gatherings, work meetings, and socializing.
- Lobby: Elegantly modern entrance and lobby featuring white onyx and concrete combined with white oak and perforated metal.
- Dynamic View Glass Windows: 825 Third is among the first office buildings in Manhattan to offer windows that use artificial intelligence to automatically adjust and tint throughout the day to reduce glare, mitigate direct sun, and control heat gain. The result is light-filled interiors where blinds are never needed.
- Green Materials and Building Modernizations: 825 Third Avenue is engineered for sustainability through the use of green building materials, modern construction methods, and highly efficient operational standards. The new HVAC, electrical, plumbing, life safety, and building management systems enhance the building’s appearance and efficiency. LEED Gold certification is expected upon completion.
Perfectly situated at the confluence of the Plaza, Midtown East, and Grand Central districts, 825 Third Avenue benefits from a unique combination of readily accessible transit, ample neighborhood amenities, and a thriving business environment.
This will be the third Rosemary’s in NYC, joining the West Village and Gramercy neighborhood locations, and its first located in a premier office tower in the midtown area, as part of a concerted effort to bring exciting new amenities to both neighborhood residents and the building’s commercial tenants. Durst is also working to build connections between Rosemary’s and the company’s McEnroe Organic Farm. Co-founded by the Durst and McEnroe families, it is one of the largest organic farms in New York producing organic harvests and meats, as well as education programming.
Rosemary’s is part of the Casa Nela hospitality group, which also encompasses Claudette, Roey’s, and Bobo.
