TOWN launches sales at 280 St Marks

DNA Development announced the official launch of sales for 280 St. Marks Avenue, a 32-unit, condo in Prospect Heights.

David Berger, partner at DNA Development said, “Prospect Heights has already experienced a great deal of change and we didn’t want 280 St. Marks to be just another new development. The façade at 280 St. Marks was constructed with nearly 16,000 handmade Petersen Kolumba ceramic bricks.
The building offers one, two, three, and four bedroom homes. each with private outdoor space, with prices ranging from approximately $899,000 to over $2,499,000.
Residents can also enjoy many social spaces, including a roof deck with Manhattan skyline views, a resident’s lounge that opens out onto a large outdoor garden, a children’s playroom overlooking the playground across the street, and a fitness center.
The five-story building has a ground floor bike room and houses an underground garage with parking spaces available for purchase, private storage units and doorman service.
Six penthouses offer expansive terraces with outdoor water and natural gas connections, as well as a direct, internal stairway to an additional private roof terrace.
The building also offers several unique duplex townhomes with backyards and gas grills or private terraces.
In all, 18 units will come equipped with outdoor water hookup and BBQ grills with natural gas connections.
280 St. Marks Avenue has a 15-year 421a tax abatement. Construction of the condominium is expected to be complete in late 2016.

Leasing underway at Barn Lofts

Ideal Properties Group is leasing The Barn Lofts at 489 Third Avenue, in Gowanus.
There are eight available rental units. The two-bedroom, 1.5-bath units range in price from $3,600 to $3,800 per month and the three bedroom, 1.5-bath units range from 4,500 to $4,700.

Sales move into top gear at East Village condo

Continental Properties and DHA Capital’s luxury residential condominium, 12 East 13th Street, is more than 60 percent sold.
CetraRuddy has transformed the interiors and architecture for the 45,000 s/f former Hertz parking garage, originally built in the 1930s, into eight residences.
To date the building has sold five of its eight units, including a four bedroom, 4.5-bath listed for $10.95 million, and a three bedroom, 3.5-bathfor $5,950,000.12-east-13th-street
Cantor-Pecorella is the exclusive marketing and sales agent and Richard Cantor is leading sales.
12 East 13th Street is nearing completion and the first move-ins have already occurred.
CetraRuddy designed the building with one residence per floor extending across the entire 67-ft. frontage of the building.
The design includes exposed steel pillars of the original structure and large rooms, divided by a series of sliding, full-height glass doors.
The building originally had eight floors and it now has 12, after the addition of a four-story glass structure to the top.
This crown of curbed luminous glass tops the building and houses a four-bedroom triplex penthouse.
The building’s exterior has been reclad in a burnished orange-red Roman brick referencing the neighborhoods past architectural charm.
“Continental Properties and DHA Capital have developed a remarkable building that has received an impressive response from the brokerage community and a wide array of buyers,” said Richard Cantor, of Cantor-Pecorella.
12 East 13th Street is one of the first buildings in Manhattan to use the latest version of a robotic parking system developed by Park Plus, which will automatically retrieve a buyer’s car via smartphone in approximately 90 seconds.

Penthouse countdown at Solow rental

Solow Building Company and Citi Habitats New Developments announced that of the five penthouses initially available for rent at Two Sutton Place North, only two remain.
Most recently, the on-site leasing team rented Penthouse A, a 2,474 s/f three-bedroom, 3-bath duplex for $18,000 per month.

Still available are the two bedroom, 2.5-bath Penthouse C for $12,500 per month, and Penthouse D, a two bedroom, 2.5-bath duplex for $13,370 per month.
Located at the top of the 37-floor tower, all penthouse residences feature double-height ceilings, white oak hardwood floors and solar-paneled windows with custom motorized blinds.
The open kitchens have Viking stainless-steel appliances, white stone countertops and custom cabinetry, while baths, including the five-fixture master, are finished with glass tile and Greek marble.
All homes are wired for high-speed internet, Time Warner Cable and Verizon FiOS, and include an in-unit washer and dryer.

Located at 1113 York Avenue at East 61st Street, Two Sutton Place North is Solow Building Company’s first new residential development since its sister building (One Sutton Place North) was launched in 2003.
Designed by Costas Kondylis & Partners, the tower is comprised of 209 luxury apartments. Limited inventory remains across all apartment categories as the tower approaches 100 percent leased.

The Sutton already half sold

Toll Brothers City Living announced that The Sutton, the new 29-story condominium building in Sutton Place, reached the 50 percent sold mark in six months.Nov4sutton
The building is expected to achieve LEED certification and is slated to open in late 2016.
The Sutton, located at 959 First Avenue and designed by Goldstein Hill & West Architects with interiors by Incorporated, features 113 residences ranging from studios to four-bedroom homes.
Kitchens feature custom millwork with ribbed glass upper cabinets, polished white glass countertops and backsplashes, and Gaggenau refrigerators, dishwashers, and ovens. Many homes also feature separate wine refrigerators, and the penthouses include full-height Gaggenau wine refrigerators. The Sutton offers residents a 24-hour attended lobby, a fitness center, children’s playroom, a residents’ lounge and garden. Cyclists will welcome bicycle storage as rides along the waterfront are easily accessible.
Toll Brothers City Living is handling the sales and marketing for the development. Prices begin at $1,600,000 and go through $12,000,000.
