Court Square condo makes a big splash

A new collection of luxury condominiums in the Court Square section of Long Island City are now available for purchase at The Decker.
The boutique property, which sits on the corner of 21st Street and 44th Drive, offers 22 one-, two- and three-bedroom units ranging from $685,000 to $1.525 million. The project is slated for completion in September 2017.
Modern Spaces was retained by Kora Developers as the exclusive leasing and marketing agent for the eight-story project, located at 21-10 44th Drive.
The building is being designed by Brooklyn-based Zproekt to pay homage to Long Island City’s maritime history. The name “Decker” is a tribute to the former Newtown Creek Towing Company and its tugboat, the W.O. Decker.
“We’re seeing a shift in the area best known for the Citigroup Building. Several new residential projects, including The Decker, are offsetting the commercial office buildings that originally brought people into Court Square,” said Eric Benaim, CEO of Modern Spaces.
“The Decker is providing in-demand residential inventory for the area, which we expect will only increase in popularity. The combination of restaurants, museums and parks, coupled with the easy access to the rest of Queens and Manhattan, makes this neighborhood truly unmatched when it comes to convenience.”
The Decker has a classic, red-brick exterior and contemporary interior units with Daikin HVAC, custom Miton Cucine Italian kitchen cabinetry and Bosch appliances.

Interiors revealed for first homes at Garvies Point
RXR has given potential buyers a first look inside condos at Garvies Point, the $1 billion development taking shape on 56 acres of Glen Cove’s waterfront.
The model residence for The Beacon, the first condominium property scheduled to open at the project, was unveield ahead of this month’s sales launch. Glen Cove-based design firm Studio Grella created The Beacon’s contemporary look. The company, one of the many local businesses RXR Realty has tapped for the mixed-use development, previously worked on the Garvies Point Welcome Center.
The 167-unit property, marketed by Daniel Gale Sotheby’s International Realty (DGSIR), will offer one, two, and three bedroom residences ranging from 897 to 2,052 s/f.

Residents will have access to a range of outdoor spaces, including rooftop terraces at the penthouse level, courtyard terraces, and outdoor balconies for nearly every home.
The Beacon will have an outdoor pool, fitness center and yoga studio, library, lounge, club room, screening room and marina.
The project will restore nearly 60 acres of Glen Cove’s waterfront to productive use, creating a public expanse with parks, esplanades, marinas, an amphitheater, and more than 1,100 residences.

Model home opens at Chelsea condo
Toll Brothers City Living has opened a new decorated model home and on-site sales gallery at 55 West 17th, a luxury condominium in Chelsea by the firm Morris Adjmi Architects.
The sales gallery has moved on-site and the building is slated for occupancy in spring 2017.
The model home, Residence 504, is a three-bedroom, 2.5-bath totaling 1,934 s/f.

Furnished by Ligne Roset, the residence features wide plank white oak flooring, and Bianco Oro marble throughout the kitchen and master bath.
Located on West 17th Street between Fifth and Sixth Avenues, the 19-story building offers 52 residences ranging from one–to four–bedroom homes.
Located in the Ladies Mile Historic District, the building’s façade is crafted of handmade Petersen brick from Denmark; the cornice, window frames, and entrance details are made of bronze architectural metal.
